The Horizon

The Horizon is a new residential tower under construction in Jabal Ali First, Dubai, built by Sobha. It will be the first 75-floor tower in the six-tower Sobha Central cluster and is scheduled for handover in Q2 2030. Construction is 7% complete.

Apartments and Sizes The building will hold 1142 homes. One-bedroom apartments will range from 64.56 m² to 72.68 m², priced from 1,921,758 AED. Two-bedroom apartments will range from 85.61 m² to 144.37 m², priced from 2,562,048 AED. The rate is 30,731 AED per m². Floor plans show one-bedroom layouts on levels 14-34, 35-40, 43-53 and 54-75, with balconies, laundry niches, guest bathrooms and storage in some types. Ownership will be freehold, and the service charge is 150.69 AED per m² a year.

Payment Plan Booking requires 20%. A further 40% is divided into four parts during construction, and the remaining 40% is paid on handover in Q2 2030.

Access and the Podium The tower will stand along Sheikh Zayed Road at the Bluewaters and JLT interchange, within walking distance of the Jebel Ali metro station. Two dedicated lanes are planned for the cluster. A private bridge from the second floor of the podium will lead directly toward Dubai. A separate entry ramp will serve those arriving from Abu Dhabi or turning back from Dubai. No other towers stand within about 500 meters in any direction, and floor plans indicate directions toward Sheikh Zayed Road, Marina and the sea, Bluewaters, Emirates Hills and the complex grounds.

The Park and Gardens A large city park with a boulevard, water and gardens will sit on top of the podium, and homes will look out over it. Four gardens are planned: decorative, sensory, aromatic and a medicinal plant garden. A main promenade boulevard and an open square with a water feature and sculpture will cross the podium. Outdoors there will be a green amphitheatre, an open lawn for picnics and events, an inner courtyard with seating and secluded seating pockets. An outdoor cinema on the grass, a family zone with barbecue pavilions and a separate dog park are also planned.

Sport and Leisure Four water zones are planned: a lap swimming pool, a leisure pool, a children's pool and a jacuzzi, along with a running track. Outdoor sport will include a football pitch, a cricket practice area, a Mini Putt-Putt course and a table and street games zone, plus a workout and calisthenics area and an outdoor warm-up space. Indoors there will be a commercial gym, a fitness studio with a spinning room and a yoga studio, and a steam room and sauna with changing rooms. A library, meditation room and leisure areas, an indoor cinema, a lounge and a multipurpose meeting room are also planned. For children there will be artificial-turf play hills, an activity hill, climbing walls and a playground. The commercial club house will include a spa and salons, a projection play area and the Bubble lounge.

Offices and the Retail Podium The project will include 175,000 sq ft of office space to let, coworking areas and a business center reached by lift. At the base of the towers a retail podium will have a mall, retail boutiques, a supermarket and local cafes. The complex will also include a clinic and a large prayer hall, and connected lift lobbies will link the towers to these facilities.
