V1stara House

V1stara House is a residential building under construction in Al Furjan, Dubai, developed by Object One. The tower will rise 14 storeys and is scheduled for handover in Q1 2027. Construction has reached 7%. Apartments are sold as freehold.

Apartments and Sizes

The building will hold 157 residences in total. One bedroom apartments will range from 105.26 m² to 122.75 m², with prices starting at 1,470,647 AED. Two bedroom apartments will range from 204.64 m² to 228.42 m², with prices starting at 2,766,629 AED. Apartment areas across the project will run from 835 to 2025 square feet, and layouts are open plan. Ceilings will stand 3.1 metres high.

Layouts and Features

Apartments will come with finishes, built in wardrobes and kitchen appliances. By design, one bedroom units will have one bathroom and a guest toilet. Two and a half bedroom residences will include three full bathrooms, one with a bathtub, and a guest toilet. Three and a half bedroom residences will include four full bathrooms with two bathtubs, a guest toilet and a separate walk in closet. A smart home system and an electronic lock controlled by smartphone or smart watch are planned, with three levels of virtual keys and a log of entries and exits.

Payment Plan

The payment plan places 45% on booking, 5% during construction and 50% on handover. A second structure sets 45% on booking, 5% during construction, 5% on handover and 45% after handover. The service charge is 161.46 AED per m² a year.

Amenities

A club house, swimming pool, children's play area, sauna, gym, cinema room and barbecue area are planned. On the podium level there will be a lagoon shaped pool with a terrace and loungers, an open lounge area, separate men's and women's gyms, table tennis and a sauna. The podium will also hold a club house, a games room with interactive games and a barbecue area with an open lounge. For children, a children's pool, an interactive games room and an outdoor play area are planned. Separate prayer rooms for men and women are also planned.

The Building and the District

The building will have two underground levels, a ground floor, two podium floors, the 14 residential floors and a roof. Parking will span four floors. Eight commercial units for retail are planned on the ground floor. The main entrance and lobby will be on the ground floor, with parking access also from this level. Al Furjan sits next to Jebel Ali Village and Discovery Gardens. The metro stations Al Furjan and Discovery Gardens are five minutes away, and the district connects to Sheikh Zayed Road (E11) and Sheikh Mohammed Bin Zayed Road (E311). The Arbor School, Jebel Ali Village Nursery and Redwood Montessori Nursery are five minutes away. The Pavilion Al Furjan, Medcare Medical Centre and Medicentres Al Furjan are also five minutes away, and Ibn Battuta Mall is 12 minutes away.
