Veda by AUM Development

Veda by AUM Development is a low-rise residential building under construction in Jumeirah Village Circle, Dubai. AUM Development is the developer, and the building is scheduled for handover in Q2 2028. Construction has reached 3%.

The building and its setting

The building has four residential floors and 69 apartments with one and two bedrooms, in a single block. The plot sits among completed villas and townhouses, and all neighbouring plots are already built on, with no high-rise construction planned nearby. The layout runs from the building core to the outer walls, leaving room for movement and storage. The project follows vastu principles, and airflow is part of the concept.

Apartments and private gardens

One-bedroom apartments range from 71.44 m² to 82.03 m² and start at 1,163,555 AED. Two-bedroom apartments range from 105.07 m² to 132.85 m² and start at 1,684,555 AED. Ground-floor residences have private garden patios, and a zen garden is planned for the roof. Every apartment will have floor-to-ceiling windows, built-in storage and kitchens with built-in appliances. Interiors use neutral tones, matte surfaces and wooden ceilings with soft linear lighting.

Outdoor and indoor amenities

Two swimming pools are planned: a main pool and a separate children's pool. A gym overlooking the pool and an outdoor gym are also planned, along with a rooftop jogging track, a covered sky trail and a rooftop forest trail. The roof will hold a zen garden and zen lounge, and a yoga studio, sauna and ice bath are planned for wellness. A Sky Cinema, an Outdoor Party Deck and a children's playground are part of the plan.

Services and ownership

Homes will have a smart home system, digital door access, Wi-Fi in common areas and an EV charging station. Security runs 24/7. Pets are allowed, and ownership is freehold.

Prices and payment plans

Prices start at 1,163,555 AED, at 14,782 AED per m². The service charge is 129.17 AED per m² a year. Four payment plans are available: 20% on booking, 20% during construction, 40% on handover and 20% after handover; 20% on booking, 20% during construction and 60% on handover; 2% on booking, 28% during construction and 70% on handover; and 20% on booking, 10% during construction and 70% on handover.

The district has more than 30 parks and green areas, and JVC Park sits at the doorstep. Circle Mall, with more than 80 retail points, is one minute away. JVC connects directly to Al Khail Road and Hessa Street.
