Verdana 6 Residences

Verdana 6 Residences is a new-build project by Reportage Properties in Dubai Investment Park, Dubai. The development is under construction and planned for handover in Q4 2028. It will combine a 15-floor residential building with a townhouse quarter on a plot of 54,870.52 m².

The Homes

The residential building will hold 363 apartments: 110 studios, 110 one-bedroom, 98 two-bedroom, 15 three-bedroom and 30 four-bedroom units, arranged from floor 1 to 15. The townhouse quarter will add 280 homes with two, three or four bedrooms. Apartments start from 650,000 AED, with studios from 35.12 m² to 36.23 m² and 2-bedroom units from 91.05 m² to 105.35 m² at 1,210,000 AED. The design puts emphasis on the use of space and natural light. By design the residences will have private balconies or terraces, and each will have its own parking space.

Ownership and Payment

Ownership at Verdana 6 Residences is leasehold. The service charge is 129.17 AED per m² a year. Eight payment plans are available: a down payment of 10%, 20% or 30%, monthly instalments of 0.5% or 1%, two 30/70 plans, and a plan with 100% payment within 3 months and a discount of 25% for studios, 35% for one-bedroom apartments and 40% for other units.

Amenities On Site

The territory will include a large swimming pool, a separate children's pool and a gym. There will be landscaped areas, shaded seating, barbecue stations and a clubhouse, plus a play area for children. Large lifts serve the building.

Interiors

Kitchens will come with cabinets and worktops, and bathrooms will be fully tiled with vanity units and mirrors. Bedrooms will have built-in wardrobes, and some will have en-suite bathrooms. Every residence will have air conditioning, smart home functions and energy-efficient installations. The developer may replace materials with equivalent ones, and only the contract has force.

Getting Around

The quarter has exits onto Dubai's main highways. Dubai Marina and Dubai Park and Resorts are 18 minutes away by car, Palm Jumeirah 20 minutes, Global Village and Al Barsha Mall 21 minutes, Mall of The Emirates 23 minutes, IMG World 24 minutes, and Burj Khalifa and Dubai Mall 26 minutes. The plot is surrounded by parks, schools, mosques and shops, and the surroundings include DIP1, Schon Business Park 1 and 2, Ibn Battuta Mall and Circle mall. The district is developing with extensive landscaping and environmental rules.
