Verdana Three

Verdana Three is a new residential phase under construction in the Verdana district within Dubai Investment Park, Dubai. Reportage Properties is building it, with handover planned for Q3 2028. Homes are sold as freehold.

The buildings and the wider Verdana district

Verdana Three Phase 2 consists of five buildings named VK, VL, VM, VN and VO. Four of them will rise 15 floors, while VL will have 13. Residential floors will begin above the lobby and two podium levels. The phase belongs to Verdana, a city within Dubai Investment Park spread over 1,176,189 m² of land, planned to hold 12,195 apartments and 3,035 townhouses, 15,230 homes in total, in formats from studios to four-bedroom homes.

Homes and sizes

The project will contain 1913 units in total. Studios will range from 29.73 m² to 37.25 m² and start at 544,957 AED. One-bedroom apartments will run from 42.55 m² to 71.91 m², from 766,867 AED. Two-bedroom homes will span 63.55 m² to 129.04 m², from 1,172,720 AED, and three-bedroom homes 94.76 m² to 146.6 m², from 1,424,000 AED. Prices start at 544,807 AED, at 9970 AED per m². Kitchens will come with cabinets and countertops, and bedrooms with built-in wardrobes. Furniture and appliances will not be part of the standard specification.

Amenities

Residents will share a large pool, a separate children's pool, a gym and a clubhouse. In building VK the pools and gym will sit on the first residential level above the podium, next to a children's play area, a barbecue zone and seating. There will also be a tennis court, a multipurpose sports court and a yoga studio, and Verdana includes a golf course. Shaded seating areas and landscaped plots are planned, and pets are allowed with a dedicated zone for them.

Parking and building details

Every apartment will have its own parking space, and the buildings will have spacious lifts. Building VK will add a service lift and a security room on the ground floor beside the lobby. Beneath VK, a basement level will hold a 280 m³ domestic water tank, a tank of the same volume for storage, a 230 m³ fire reservoir and a separate pump room for irrigation. Balconies or terraces will not be in every apartment, and their size will depend on the floor and orientation; internal areas of the same unit type will vary slightly because of service shafts.

Payment plans and service charge

The service charge is set at 172.22 AED per m² a year. Payment plans include 30% on booking, 12% during construction and 58% on handover; 20% on booking, 12% during construction and 68% on handover; 20% on booking, 10% during construction and 70% on handover; 10% on booking, 24% during construction and 66% on handover; 30% on booking and 70% on handover; 33% on booking and 67% during construction; 20% on booking, 24% during construction and 56% on handover; 30% on booking, 24% during construction and 46% on handover; and 20% on booking with 80% on handover. Payments will go to an escrow account held at Commercial Bank of Dubai.

Location and access

Verdana sits in Dubai Investment Park, a district with homes, schools, shops and offices, close to Al Maktoum International Airport and with easy access to the main highways. Expo City is 11 minutes away by car, Dubai Marina and Dubai Parks and Resorts 18 minutes, Palm Jumeirah 20 minutes, Al Barsha Mall and Global Village 21 minutes, Mall of the Emirates 23 minutes, IMG World 24 minutes, and Burj Khalifa and Dubai Mall 26 minutes. Greenfield International School and Green Field Community School bus stops are in the area, as are NMC Specialty Hospital and Dubai Exhibition Centre.
