Waves 2

Waves 2 is a new residential building under construction in Jumeirah Village Circle (JVC), Dubai, developed by Samana. Handover is scheduled for Q3 2027. The building is 23 floors tall and is 52% complete.

Apartments and layouts

Waves 2 will contain 173 units, from studios to two-bedroom duplexes. Studio layouts measure 40.64 m² to 44.97 m², with prices from 846,000 AED, and the price per m² is 20,817 AED. By design, a private pool is part of some apartments: the 420 ft² studio, the 698 ft² one-bedroom, the 1286 ft² two-bedroom and both duplex layouts. The one-bedroom duplex measures 1,041 ft² and the two-bedroom duplex 1,676 ft². Standard layouts without a private pool include studios of 400 ft² and 435 ft² and a one-bedroom of 700 ft².

Terraces and water features

A large recreation terrace will be shared by all residents, with a large pool, water cascades and compositions, a jacuzzi and a green area. The building's design is organised around this terrace and its water elements. A separate children's pool is planned apart from the main pool.

Health club and children's areas

A health club will include an indoor gym and an outdoor gym, a sauna and a steam room. Children will have a separate spacious play area and their own pool. The lobby is planned on a grand scale, and the building's lifts will be panoramic. Parking with a valet service is planned.

Ownership and payment

Ownership is freehold. Payment is 100% on booking, plus a separate 4% DLD fee. Buyer funds go to an escrow account held at Emirates NBD.

Location

The building stands in Jumeirah Village Circle, next to Sheikh Mohammad Bin Zayed Road and near Dubai International Stadium. The district has a direct exit onto the main road. International schools in the area include GEMS World Academy, JSS International School and Nord Anglia International School. A golf course, Dubai Miracle Garden and Dubai Butterfly Garden are nearby. The service charge is 161.46 AED per m² a year.
