Xenia Residence is a four-storey building with 73 apartments in JVC District 13, Dubai. NYX Real Estate Development is building it, and handover is expected in Q1 2027. Construction stands at 52%, with the foundation and structural frame already complete and engineering and internal works under way.

Apartments and layouts

The building holds studios, one bedroom and two bedroom apartments. Studios range from 52.09 m² to 54.48 m² and start at 869,069 AED. One bedroom homes run from 74.88 m² to 123.48 m², from 1,204,970 AED, and two bedroom homes from 95.1 m² to 238.89 m², from 1,648,077 AED. The price per m² is 9903 AED. All homes are sold freehold.

Private pools on selected balconies

Selected apartments, including two bedroom variants, will have a private mini pool on the balcony or terrace. The project summary table marks a private pool and terrace for the two bedroom residences. A communal temperature controlled pool and a landscaped garden are also planned.

Payment plan and escrow

The payment plan is 20% on booking and 80% on handover. An escrow account in AED is open for the project at United Arab Bank PJSC, Al Quoz, Dubai. The service charge is 129.17 AED per m² a year.

Amenities and building systems

Residents will have a gym, a barbecue area, a Residents' Lounge, a children's play area and underground parking. Lighting, climate control and security systems are set to be automated, and energy efficient systems are designed to cut consumption. Landscaping will use live planting and water saving solutions.
