Whitecliffs Residences is a twelve-storey residential building under construction on Dubai Islands in Dubai, developed by Ag Properties. The project is 17% complete and handover is planned for Q4 2027. Apartments are sold as freehold.

Apartments and sizes

The building holds 73 units in total. One-bedroom apartments start at 1,231,470 AED, with layouts from 7.41 m² to 109.46 m². Two-bedroom homes start at 1,756,152 AED, from 12.16 m² to 316.46 m². Three-bedroom apartments range from 139.72 m² to 206.9 m² and start at 2,708,442 AED. Penthouses with four bedrooms start at 357.24 m² and 6,921,540 AED. The price per m² is 20,451 AED.

Payment plan

A 20% payment is due on booking, followed by 30% during construction. A 1% payment falls on handover, and the remaining 49% is paid after handover. Buyer funds go to an escrow account held at Emirates NBD Bank.

Amenities in the building

Residents will have use of an open pool with a children's pool, jacuzzi and lounge, plus cabanas, fountains and barbecue terraces. The building is planned with a gym, a padel court, a cinema room, a sauna and a steam room. A prayer room and a multipurpose hall are also part of the design. The roof terrace will be accessible to residents.

Getting around on foot

The Dubai Islands beach and the marina are a five minute walk from the building. Restaurants are three minutes on foot, and Canal Walk shares the five minute walk. Nakheel Mall is a fifteen minute walk away. By car, the Gold Souq is 7 minutes away and Waterfront Market 5. Downtown and City Walk are 20 minutes away.

Ownership costs and status

The service charge is 172.22 AED per m² per year. The project is registered with the Dubai Land Department under number 3384. The building is at an early stage of construction, and buyers should be ready to wait for keys until the planned handover.
