About the project
Luz Ora Residences is a new residential building under construction in the Dubai Islands district of Dubai, developed by DIA Developments. The project is scheduled for handover in Q2 2027, and construction is 21% complete. It will hold 108 apartments in a single eight-floor building, sold as freehold.
The building and its layout
The building follows a G + 2P + 8 formula: a ground level, two podium floors and eight floors above. Of the 108 apartments, 47 will have one bedroom, 58 will have two bedrooms and three will be four-bedroom residences. Plans also include a one-bedroom layout with an additional studio.
Apartments and sizes
One-bedroom apartments will range from 51.69 m² to 172.2 m², with prices from 1,775,000 AED. Two-bedroom apartments will range from 121.04 m² to 272.04 m², from 2,849,651 AED. Four-bedroom apartments will start at 267.05 m², from 8,000,000 AED. The price per m² is 14,886 AED. Service charges are set at 193.75 AED per m² a year.
Payment plan
20% is payable on booking. A further 10% is paid during construction in two instalments of 5%: the first two months after booking and the second three months after the first. The remaining 70% falls due on handover.
Interior and smart features
Interiors will be finished in neutral tones with panoramic windows. Full furniture packages for one, two and four-bedroom apartments can be ordered for an additional charge. Apartments will include smart home technology and fingerprint access, and the building will run on a smart key system. A luggage room and free Wi-Fi are also planned.
Amenities and the island setting
The building will have a swimming pool, a gym and electric vehicle charging stations. Residents will have golf carts, and the beach is five minutes from home on an archipelago of five islands. By the master plan, Dubai Islands will have 21 kilometres of beaches, 9 yacht marinas, 86 hotels and 2 golf courses. Dubai Islands Mall, Souk Al Marfa, Sports Club and Waterfront Resorts are five minutes away, and a 9 and 18-hole golf course is eight minutes away.
