Al Ghaf

Al Ghaf is a 50-storey residential tower under construction in Al Khan, Sharjah, built by Tiger Properties. The building is planned to rise 210.7 metres and will contain 378 homes, three retail units and six parking levels. Handover is scheduled for Q1 2029, and homes are freehold.

Homes and layout The tower will hold 378 residences: apartments with one, two and three bedrooms, four single-level apartments on floors 43 and 44, and six duplexes above them. One-bedroom apartments will sit on floors 2 to 9, 12 to 16 and on floor 18, alongside two-bedroom apartments of 117.71 m² that include a maid's room, kitchen and living room. Some two-bedroom plans add a storage room or a laundry room, and layouts range from 57.83 m² to 130.94 m².

Upper residences The four apartments on floors 43 and 44 measure 495.07 m², with separate living and dining areas, a small lounge, a music area, a kitchen with storage, a maid's room and four bedrooms with walk-in closets and bathrooms. The duplexes measure 867.23 m² on floors 45-46, 834.55 m² on floors 47-48 and 815.17 m² on floors 49-50. Each duplex has living, dining and kitchen areas with storage, a music area, a study and a maid's room on the lower level, and a family lounge, pantry, master bedroom with walk-in closet and balcony, gym and sauna on the upper level.

Interiors and finishes All apartments and duplexes will be handed over fully furnished and finished. Interiors are designed with soft textures and warm light, and large windows let in daylight. A separate office room is planned on the lower level of each residence.

Amenities The project includes an infinity pool, a gym, running tracks, an ice bath and a jacuzzi, along with a sauna, steam room and massage room. Outdoors there will be landscaped areas for rest, a children's play area and barbecue zones. Pets are allowed in the building.

Buying and payment Prices start from 798,042 AED, at 8999 AED per m², and the service charge is 75.35 AED per m² a year. Three payment plans are available: a standard schedule with part of the sum paid after handover, a schedule with payment on receipt of the keys, and a one-time payment.
