About the project
Seef Residences is a new residential quarter under construction in Al Khan, Sharjah, on a three hectare beachfront plot at Al Khan / Maryam Island. Alef Group, a Sharjah company founded by Sheikh Khalid bin Sultan Al Qasimi in 2013, is building it. Handover is planned for Q3 2030.
The quarter and its layout
Five buildings will stand around a landscaped garden and a raised podium, with the sea visible from three sides. The buildings will rise 12 floors, with softened forms and facades assembled from expressive details in a contemporary coastal style with neo art deco influence. The two largest buildings, B4 and B5, will each hold 206 apartments, while B1, B2 and B3 will hold between 148 and 152. Exits from the quarter's courtyard will lead directly to the beach and the promenade, and a private beach will be reached straight from the podium. The promenade will be public.
Apartments and prices
The quarter is planned mainly for one and two bedroom apartments: 388 with one bedroom and 379 with two. There will also be 85 with three bedrooms, 4 with four bedrooms and 6 penthouses, each with its own pool. One bedroom units start at 63.92 m² and 895,000 AED; two bedroom units run from 105.54 m² to 154.78 m² and start at 1,295,000 AED. Price per m² stands at 12,270 AED. Interiors will use light tones, soft forms and calm finishes drawn from the coast, with large windows for daylight and views of the sea and the quarter's garden.
Amenities
A clinic will operate within the quarter, alongside a spa, a landscaped garden, pools and water play areas, and retail premises. Children will have their own programme of activities. Restaurants and cafes will open by the water.
Ownership and costs
All homes are freehold. The service charge is 107.64 AED per m² a year. The payment plan is 10% on booking, 20% during construction and 70% on handover.
The area
The beach, park and lagoon are 2 to 5 minutes away, and part of the quarter itself will meet the water. Victoria International School is 5 to 7 minutes away and the American School of Creative Sciences 7 to 10. Oriana Hospital is 5 to 10 minutes from the development and the Medcare medical centre 8 to 12. City Centre Sharjah and Sahara Centre are 8 to 12 minutes away, Mega Mall 10 to 15. Dubai International Airport is 15 to 25 minutes away and Sharjah Airport 22 to 25.
