Aquamont

Aquamont is a new residential project by Sobha Realty in Downtown UAQ, a coastal district in Umm Al Quwain. The development is under construction, with handover planned for Q2 2028. Apartments are sold as freehold.

The three towers

The address comprises three towers, A, B and C. Each has a ground floor and two podium levels, and above these the towers rise to different heights. Tower A is the tallest, tower C the lowest. The CARD lists 42 floors and 1132 units for the project overall.

Apartments and layouts

Homes range from one to three bedrooms. One bedroom units start at 51.66 m² and 1,112,127 AED. Two bedroom units measure from 66.91 m² to 121.61 m² and start at 1,440,426 AED. Three bedroom units run from 199.74 m² to 206.06 m² and start at 4,299,967 AED, and among the three bedroom layouts there are two level homes. Floor plans assign each apartment a view of the sea, the greenery, the courtyard amenities or a combination of these.

The courtyard

The shared courtyard will open from an entrance on the podium with a sculpture, followed by water, gardens and play and sports areas. Water features will include a pool with decking, a jacuzzi and a children's pool, with sun loungers in the water. Residents will have an outdoor fitness area and a zen garden with a yoga deck. Gardens will differ in character: an edible garden, a fragrant garden, a maze garden and a jungle trail. Outdoor amenities also include a cinema and an amphitheatre, a gym, a yoga studio and a playroom.

The coastline

Aquamont sits by the sea in Downtown UAQ, a Sobha district of more than twenty five million square feet where parks, gardens, natural landscapes and open spaces take up about half the territory. The development will open 11 kilometres of continuous shoreline for residents, of which 7 kilometres are beach and beach parks open to all. A marina and yacht club are planned for the district, alongside five star hotels and resorts, a mall and a design hub with galleries and studios.

Payment and ownership

The payment plan is 60/40: 20 percent on booking, 40 percent in four instalments during construction and 44 percent on handover, when a 4 percent land fee is also paid. The service charge is 215.28 AED per m² a year. Buyer funds go to an escrow account held at National Bank of Umm Al Quwain.
