Bayfront Marina Residences

Bayfront Marina Residences is a new residential complex under construction in the Sobha Siniya Island community in Umm Al Quwain, built by Sobha. Handover is scheduled for Q3 2029. Apartments are sold freehold, with prices starting at 1,360,908 AED.

The Buildings

The complex brings together three residential buildings: Tower A, Tower B and Tower C. Towers A and C will rise to 7 floors, while Tower B will have 9 floors. In total the project holds 522 apartments, planned with one, two and three bedrooms. Apartments in Tower A will be handed over fully furnished; the developer may replace materials with equivalent ones, and only the contract is binding.

Apartments and Layouts

One bedroom apartments range from 47.53 m² to 61.43 m² and start at 1,360,908 AED. Two bedroom apartments span 60.64 m² to 126.27 m² and start at 1,699,594 AED. Three bedroom apartments measure 202.02 m² to 202.04 m² and start at 6,088,684 AED. The compact Type A one bedroom layout includes a guest bathroom and a balcony: interior space of 462.74 to 467.26 sq ft, a balcony of 47.79 sq ft and a total area of 510.53 to 515.05 sq ft. Type B one bedroom apartments have a terrace of 148.76 to 151.13 sq ft, with a total area of 658.21 to 664.24 sq ft; A-217 and C-209 are among them. The Type A three bedroom B-806 has interior space of 1300.28 sq ft, a terrace of 874.46 sq ft and a total area of 2174.74 sq ft, with a kitchen, living room and dining area. Floors 2 to 5 in all three buildings will hold one and two bedroom apartments, with a double height zone on floor 3 of Tower B; three bedroom apartments join them on floors 6 and 7. Floors 8 and 9 exist only in Tower B.

Water, Golf and Views

The homes will look out over a calm lagoon. A promenade with street cafes will run along the water. An 18 hole golf course with open green spaces by the water is planned on the island. Views are assigned to specific apartments: A-207 and A-209 face the golf course and the sea lagoon. The Type D two bedroom B-214 faces the park, while B-314 and B-414 add water to the park view; this type measures 1021.39 to 1021.82 sq ft including a balcony of 93.65 sq ft. Type G apartments A-712 and C-712 face the marina, and B-906 and B-926 of the same type add views of the common areas, with a guest bathroom and a terrace of 415.49 to 415.92 sq ft within a total area of 1358.41 to 1359.16 sq ft.

Amenities and the Marina

A navigable canal with sea water and access to the open sea will cross the community. A yacht club with berths for private vessels is planned by the water, along with a clubhouse. On the podiums of the buildings there will be infinity pools, lounges, a lobby, gyms and fitness centres facing the marina, and open children's playgrounds. The amenity list also includes a children's play area, a marina, a pool, a gym, a lobby, a golf course, a restaurant, retail space and a clubhouse.

Payment and Ownership

The payment plan is 20% on booking, 40% during construction and 44% on handover. The service charge is 172.22 AED per m² a year. The escrow account is held by National Bank of Umm Al Qawain (Psc). Apartments can be placed under management after handover.
