Canalside Marina Residences

Canalside Marina Residences is a freehold residential project under construction in Umm Al Quwain, developed by Sobha. Sobha Realty has placed the residential buildings along a sea canal next to a pedestrian bridge. Handover is scheduled for Q4 2029.

Buildings and layout Tower A will have seven floors and Tower B nine, so the choice of upper level depends on the building. Tower A apartments come fully furnished, facing the canal and the marina. Apartments A-203 and A-202, both one bedroom, belong to the base Type A layout and its Variant 1, and both face the berths.

Residences and sizes The project holds 417 units. One bedroom apartments range from 47.59 m² to 61.55 m² and start at 1,358,615 AED. Two bedroom apartments range from 60.55 m² to 126.27 m² and start at 1,697,921 AED. Three bedroom apartments range from 201.93 m² to 202.01 m² and start at 6,194,636 AED. Price per m² is 27,986 AED.

Outdoor space by layout Open space at each apartment depends on the layout. Type A one bedroom apartments have 462.74 to 466.51 sq ft inside and a balcony of 46.82 to 48.11 sq ft, plus a guest bathroom. Type B one bedroom apartments, including A-208 and A-211, have a total area of 658.97 to 662.41 sq ft, with 509.67 to 512.79 sq ft inside and a terrace of 149.08 to 151.34 sq ft. Apartment A-213, Type D, has a courtyard of 79.76 sq ft within a total of 591.91 sq ft. Type J two bedroom apartments B-228 and B-206 measure 1064.34 to 1064.98 sq ft in total, with a courtyard and balcony together taking 186.00 to 186.32 sq ft. Residences A-606 and B-806, Type A with three bedrooms, have a total of 2173.88 to 2174.42 sq ft, of which the terrace takes 874.46 to 874.89 sq ft.

Amenities Podiums will hold infinity pools and fitness centres with a gym facing the water, along with lounge areas. Children's play areas are outdoors, and landscaped gardens with paths among flowers are planned for short walks. The community includes an eighteen hole golf course set around water, and a yacht club with berths for private yachts sits at its centre. Residents will have direct access to the lagoon beach.

Ownership, payments and handover Apartments are sold as freehold. A 20% on booking, 40% during construction and 44% on handover payment plan applies, with part of the price remaining due at key collection. Service charge is 172.22 AED per m² a year. Funds are held in escrow at National Bank of Umm Al Qawain (Psc). After handover, an owner can pass the apartment to the Stay by Latinem service.
