Tranquil Beach Residences

Tranquil Beach Residences is a new residential project on a natural island in Umm Al Quwain, built by Sobha. Construction is under way, with handover scheduled for Q4 2030. Homes are freehold, and apartments are on sale from 1,403,372 AED.

Apartments and Sizes The project comprises Tower A and Tower B, with 386 units across 9 floors. One bedroom apartments run from 47.41 m² to 62.59 m², from 1,403,372 AED. Two bedroom homes range from 60.66 m² to 125.99 m², from 1,799,134 AED, and three bedroom apartments measure 203.5 m² to 203.52 m², from 6,242,799 AED. The price per m² is 29,601 AED.

Layouts by Design Living levels with floor plans span the second to the ninth floor, and some layouts include courtyards. Apartments will have balconies and terraces. In the one bedroom Type A and Type A Variant, a guest bathroom and a balcony are planned; the internal area is 463.3 to 476.5 sq ft and the balcony 46.7 to 47.8 sq ft. The two bedroom Type E measures 985.8 to 986.5 sq ft, with a separate utility room of 900 x 1150 mm and a storage area of 1650 x 1050 mm. Apartment A-446 has a terrace of 10,100 x 1900 mm, while the three bedroom A-806 has 1316.2 sq ft inside and 874.5 sq ft of open space within its 2190.7 sq ft total. The developer may substitute materials for equivalent ones; only the contract is binding.

Beach, Lagoon and Island Setting The residences will have direct access to a natural beach and a lagoon beach, with white sand by the buildings. The island is linked to the mainland by a 1.7 km bridge, and two highways will connect the island community with the coastal cities. Gazelles, oryxes, flamingos and rare turtles live in the natural surroundings, alongside mangrove stands. The island holds the oldest pearl divers' settlement in the Arabian Gulf, as well as an Eastern Christian monastery and a bishop's palace.

Amenities in the Community A swimming pool with an infinity effect, a fitness centre, a sports court and children's play areas are planned, along with landscaped parks and a community centre. Pets are permitted. The island community will include a yacht club with berths, canals for boats and a helipad, plus an 18 hole pitch and putt golf course. A retail boulevard will bring together boutiques and cafes, and restaurants with water views are planned on the marina promenade, together with a shopping centre and resorts.

Ownership, Payments and Rental Management Ownership is freehold, and the service charge is 16 AED per m² a year. The payment plan is 20% on booking, 40% during construction and 44% on handover. After handover, the home can be placed with a management service for renting out. The Stay by Latinem service begins after keys are received: the operator prepares the apartment and handles day to day short term rental tasks, has the unit professionally photographed and listed on several short stay platforms, and reviews the nightly price daily. Owners will have a personal client manager and a personal owner account for monitoring the rental.
