Yachtside Marina Residences

Yachtside Marina Residences is a new residential project by Sobha on Sobha Siniya Island in Umm Al Quwain. The development is under construction, with handover planned for Q2 2029. Apartments are offered as freehold.

The three buildings and their layouts

The project comprises three buildings: Tower A, Tower B and Tower C. Towers A and C each have 7 floors, while Tower B has 9, and the central building holds more apartments and the highest residential levels. The 420 residences include 1 and 2 bedroom apartments, with 1 bedroom units from 50.66 m² to 58.48 m² and 2 bedroom units from 63.71 m² to 114.23 m². All residences in Tower A will be fully furnished.

Sizes and prices

1 bedroom apartments start from 1,421,417 AED, and 2 bedroom apartments start from 1,765,854 AED. The price per m² is 27,448 AED, and the service charge is 172.22 AED per m² a year. The payment plan splits 20% on booking, 40% during construction and 44% on handover.

The marina and the water

The project sits by a yacht marina on Sobha Siniya Island, which is linked to the mainland by a 1.7 km bridge. A yacht club with berths and access to the open sea will serve the community, and channels of sea water will allow motor boats to pass. A promenade walkway will connect the residences with other parts of the island.

Island nature and golf

The island has white sand beaches and mangrove forests, and gazelles, oryxes, flamingos and rare turtles live there. An 18 hole golf course will be set against the island waters. Umm Al Quwain Fort has been turned into a heritage museum of the emirate, Ed-Dur holds tombs and a temple from the pre Islamic era, and Jazirat Al Hamra is known for traditional houses of coral stone.

Amenities and services

The community will include a clubhouse, a gym, a swimming pool, a restaurant, a golf course, a marina and retail space. Infinity pools will be on the podiums, and the gyms will face the water with the yachts. On the promenade, Marina Residences Mall is planned with shops and places to eat. Stay by Latinem will handle rental after handover, including professional photography, registration with the relevant authorities, daily pricing and guest checks, cleaning, home care and maintenance.
