09 Life Residences

09 Life Residences is a new residential building under construction in Wadi Al Safa 5, Dubai, developed by Deniz Development. The project is scheduled for handover in Q3 2027 and construction progress currently stands at 7%. The building will hold 127 freehold residences across 9 floors.

The building and its layout

Deniz Development is building a single block of 127 residences. Two podium levels sit above the first floor, and the nine residential floors rise above them, a structure that by design adds privacy to the living part of the building. The first residential floor will contain seven studios, four one bedroom apartments and three with two bedrooms. On the typical floor, from the second to the ninth, the mix changes: five studios, six one bedroom apartments, two with two bedrooms and one with three bedrooms, so the largest layout starts above the first residential level.

Apartments and sizes

Studios range from 36.36 m² to 49.72 m² and start at AED 708969. One bedroom apartments run from 72.18 m² to 117.68 m² and start at AED 1157741. Two bedroom homes range from 96.53 m² to 143.57 m² and start at AED 1378645, while three bedroom apartments range from 145.88 m² to 161.92 m² and start at AED 1992149. Open plan layouts will join the living and dining areas, and every layout will have a balcony, so internal area and balcony can be compared separately.

Furnishing and appliances

All apartments will be handed over fully furnished, with a sofa, a bed and wall decor included; the furnishing package also covers the kitchen and living space. Bosch and LG appliances will come with the apartment. Residents will be able to review in advance what the future furnishing includes. The building also provides shared work and rest spaces, and there will be a common workspace on the building's upper level.

Amenities in the building

A swimming pool and a separate children's pool will serve adults and children separately. The first residential floor will have toilets and changing rooms, and a sauna complements the water facilities. A padel court will be part of the building, and the gym will sit on the roof of the block, with changing rooms and toilets on the same level. A private cinema area, a barbecue area, a table games zone and a lounge area are planned for evenings at home, and a meeting room will be available for business meetings. A children's playground is provided, and pets are allowed in the building, so moving with a pet can be considered when choosing an apartment.

Payment plan and ownership

The homes are freehold. Payments start at booking with 24%, continue during construction with 40%, and 5% falls due on handover, with 35% paid after handover. Service charges are 129.17 AED per m² a year, and the price per m² is 12,384 AED.
