Reef 995

Reef 995 is a new residential tower under construction in Wadi Al Safa 5, Dubai. Reef Luxury Developments is building it, with handover planned for Q4 2028. The building will hold 334 residences, from studios to three bedroom apartments, and ownership is freehold.

Residences and layouts

There will be 88 studios with areas from 433 sq ft, and 191 one bedroom apartments from 597 sq ft. Two bedroom homes number 47 and start at 971 sq ft. The eight three bedroom apartments start at 1 197 sq ft, and all of them will sit on floors 16 and 17, where each floor has 15 apartments instead of 21.

Cooled balconies

Every apartment will have a balcony cooled by air through a patented system. The cooling is calculated from five years of wind data and from the orientation of each space, with every balcony and garden treated as a separate case. The airflow's volume, speed and direction are set individually for each balcony. By design, morning coffee and late dinner can move outdoors in the hottest months of the Dubai summer.

Amenities

Eighteen resident zones will occupy the first residential floor, among them an infinity pool with a Baja Shelf, a jacuzzi, a wooden deck, a sunken lounge and swings. For sport there will be a gym, a crossfit area, a climbing wall, a running track and an open yoga spot. Children get their own pool and play area, and there will be a vegetable garden, a zen garden with hammocks and a chess garden. On the roof, four more zones are planned: an open air cinema, a cricket pitch and a barbecue area.

Longevity Hub

A dedicated hall in the building will house therapies for recovery and health. It will include hyperbaric oxygen therapy, cryo chambers, red light therapy cabins, massage performed by an AI robot and AI equipped training machines. The cryo and hyperbaric chambers will stand in the house itself.

Location and access

The tower will stand in Dubai Land Residence Complex, next to Al Ain Road and Emirates Road, with a park marked beside it on the master plan. IMG Worlds of Adventure and Al Barari are 5 minutes away, Global Village, Dubai Outlet Mall and Academic City 10 minutes, and the Trump International Golf Club, Dubai Safari Park and Dubai Silicon Oasis 15 minutes.

Prices and payment

Studios start from 696,777 AED, one bedroom apartments from 904,777 AED, two bedroom apartments from 1,434,777 AED and three bedroom apartments from 1,827,777 AED. The payment plan is 20% on booking, 40% during construction and 40% on handover. The service charge is 182.99 AED per m² a year.
