AB Cleo

AB Cleo is a four-storey residential building under construction in Jebel Ali Hills, a hillside district in southern Dubai. AB Developers is building it, with handover planned for Q1 2027. The project holds 30 units, from studios to two-bedroom apartments, and is freehold.

Apartments and Sizes

Studios range from 33 m² to 44.1 m² and start at 708,000 AED. One-bedroom apartments run from 63.65 m² to 76.75 m², with prices from 1,032,000 AED. Two-bedroom apartments measure 112.35 m² to 130.5 m² and start at 1,452,000 AED. The price per m² is 12,920 AED.

The Two-Bedroom Layout

In the 112.35 m² two-bedroom plan, 91.05 m² is internal area and 21.3 m² is given to two balconies. One balcony sits by the living room, the second adjoins the main bedroom. The plan includes a living and dining area, a kitchen, and a separate storage room.

Payment Plan

A 10% payment is due on booking. Another 40% is paid during construction, split into five instalments of 8%: the first a month after booking, the rest at two-month intervals. The remaining 50% falls due on handover. The DLD fee of 4% is paid separately.

Building and Amenities

The single four-storey building will include a cinema room and a yoga studio. A swimming pool and a children's play area are planned, and pets are permitted. Communal spaces and retail units on the premises are part of the project. The design comes from SAM Architectural Design, with clean lines, warm materials and layouts planned around natural light and efficient use of space. The developer may substitute materials for equivalent ones; only the contract governs.

The District

Jebel Ali Hills sits on the hills of southern Dubai, with spacious residential plots, landscaped parks and smooth sand dunes. The district suits individual villa construction and has a quiet, countryside character. There is a convenient exit to Sheikh Zayed Road (E11), and Expo City Dubai, Al Maktoum International Airport, logistics centres and The Outlet Village are nearby. The district continues to develop, and its infrastructure is planned for improvement. A service charge of 215.28 AED per m² a year applies.
