Arthouse Hills

Arthouse Hills is a 17-storey residential tower under construction in Al Barsha, Dubai. The developer is Arthouse Hills Residences Development and handover is planned for Q4 2028. The building will hold 326 apartments across studios, one and two bedroom layouts.

Apartments and layouts Studios start at 44.59 m² and 913,888 AED. One bedroom apartments start at 78.97 m² and 1,315,888 AED, two bedroom apartments at 116.13 m² and 1,855,888 AED. By design the homes will have open plan layouts and a smart home system, and each will be handed over fully furnished. Glazing will rise 3.6 metres from the floor.

Rooftop and wellness spaces The roof will hold an infinity pool and a Japanese garden. A Zen style meditation garden is also planned for the building. Residents will have a fitness studio, a yoga studio, a sauna with a cold plunge and a sound therapy room, alongside a wellness bar. A library, a games room and a cigar lounge complete the indoor amenity list.

Pools and family areas The building will include a family pool, a children's pool and a waterpark. A forest zone is planned, and children's play areas will be arranged both outdoors and indoors.

Ownership and payment Apartments are sold freehold. The payment plan is 20% on booking, 27.5% during construction, 2.5% on handover and 50% after handover. The project escrow account is held at Sharjah Islamic Bank. Service charges are 161.46 AED per m² a year, and the price per m² is 15,981 AED.

The Arthouse brand Arthouse began with a hotel on Manhattan's Upper West Side, and lobbies in its buildings are styled as galleries. Arthouse Hills brings the brand to Arjan. The tower's geometry will be clean, with strict lines and Japanese motifs, and the design is based on Enso, the Japanese sign of wholeness and continuous movement. Two premium retail units will sit in the building.
