SkyHills Astra

SkyHills Astra is a new-build project by HRE Development in Al Barsha, Dubai, planned for handover in Q4 2027. It is under construction, with 47% of the work complete. The project will have 1767 units across two 34-storey twin towers rising above a shared three-level podium.

Two towers on a three-level podium

The two towers are designed as twins and joined by a common podium of three levels. The podium will hold resident services and shops with a separate entrance, and running tracks will run across it. Residents and the retail area have different entrances by design. Apartments will have open layouts, clean lines and quality finishes.

Apartments and prices

Studios range from 35.3 m² to 51.93 m², from 920,000 AED. One-bedroom apartments range from 79.43 m² to 112.04 m², from 1,580,000 AED. Two-bedroom apartments range from 102.94 m² to 103.22 m², from 3,605,000 AED. Three-bedroom apartments range from 172.99 m² to 185.16 m², from 5,370,000 AED. The price per m² is 17,538 AED, the service charge is 161.46 AED per m² a year, and ownership is freehold. The payment plan is 10% on booking, 25% during construction, 25% on handover and 40% after handover. The booking payment also includes a 4% DLD fee.

A Dubai Cares certificate with every apartment

Every apartment comes with a named Dubai Cares certificate. The foundation supports children's education around the world. HRE Development has committed with Dubai Cares to support educational programmes worldwide.

Pools, tracks and sport

The podium will carry more than 500 metres of running tracks made of rubber and stone, with outdoor fitness stations along them. The project plans two pools: a beach sandy pool for rest and a swimming pool for training. A padel court is planned, and its site looks out over the Dubai skyline. There will be a fitness centre with modern equipment.

Wellness, work and children's spaces

The amenity list includes a spa, a yoga studio, a library, a business centre and a children's playground. A Come Together zone is planned for meetings with friends and neighbours, and a Kids' Oasis for children. A Recovery Room will be a separate recovery zone. For meetings and quiet work there will be a private business centre and a library.

Location and building systems

The site is one minute from Sheikh Mohammed Bin Zayed Road, three minutes from Al Khail Road, and has a direct exit to the Dubai metro. King's College Hospital is nearby. The ReGen irrigation system will reuse grey water from the apartments for the plants. Lighting will be LED, building systems energy-efficient, and charging points for electric vehicles will stand at selected parking places.
