Augusta

Augusta is a residential project by Nshama in Town Square, Dubai. The single nine-storey building is under construction, with handover planned for Q1 2028 and construction progress at 5%. Apartments are sold freehold, with prices from 1,239,888 AED.

The building and its setting

Building 1 holds 167 apartments along the boulevard, next to the central square with shops, restaurants and places to relax. The main park of the district sits nearby. A lobby is planned inside the building, and the facade will combine modern lines with soft earth tones.

Unit types and layouts

One-bedroom apartments start from 91.81 m² and from 1,239,888 AED, in types A, B, C and D. Type D measures 52.14 to 52.18 m² in total: 47.47 m² inside and a balcony of 4.67 to 4.71 m². Type B has 58.21 to 58.32 m² in total, an internal area of 51.69 m² and a balcony of 6.52 to 6.63 m². Type A gives 58.92 m² in total, with 52.38 m² inside and a 6.54 m² balcony. Type C runs from 59.95 to 60.51 m², with 55.23 to 55.70 m² inside and a balcony of 4.72 to 4.81 m².

Two-bedroom apartments range from 115.62 to 130.47 m² and start from 1,670,888 AED. Type A with two bedrooms covers 80.07 to 80.62 m², 73.84 to 74.49 m² of it inside. Type B measures 80.60 to 80.94 m² in total, 74.45 to 74.81 m² inside plus a balcony of 6.13 to 6.15 m². Type G spans 85.69 to 85.79 m², with 79.17 to 79.24 m² inside and a balcony of 6.52 to 6.55 m². Type D with two bedrooms occupies 90.01 to 91.59 m², with 82.73 to 84.04 m² inside. Three-bedroom duplexes are also part of the selection.

Interiors and finishes

Interiors are planned in a modern minimalist style, with high-grade porcelain tiles or laminate on the floors. Bedrooms will have porcelain tiles and built-in wardrobes, and main bedrooms come with private bathrooms fitted with modern sanitaryware. Kitchens will be equipped with built-in appliances from European brands, marble or quartz worktops and storage cabinets. Full-height windows are designed to bring natural light into living and dining rooms, and every apartment will have a balcony. The developer reserves the right to substitute materials with equivalent ones; only the contract has force.

Amenities in the building

Residents will have a swimming pool, a gym, a landscaped garden and a barbecue area. Children's play areas are planned both inside the building and outdoors. A pet washing room is also part of the plan.

Payment plan and ownership

The payment plan is 20% on booking, 30% during construction and 50% on handover. The service charge is 150.69 AED per m² per year, and the price per m² is 12,807 AED.

The wider district

Green zones in the district cover 260,000 m², and the main park measures 50,000 m², with easy access from the house. Cycling and running tracks are laid out in the area alongside sports arenas, and there are shops and cafes. Among family landmarks are Ranches Primary School and Hamdan Sports Complex. The district connects to the city's main highways; the drive to District 2020 takes 20 minutes and to Dubai Mall 29 minutes.
