Fiori is a ten-storey residential building under construction in Town Square, Dubai, developed by Nshama. The project holds 149 apartments and is scheduled for handover in Q2 2028. Homes are sold as freehold.

Apartments and layouts The building contains 1 bedroom and 3 bedroom apartments. A 1 bedroom unit starts at 59.41 m² and 1,175,888 AED. A 3 bedroom apartment starts at 133.03 m² and 2,316,888 AED. The 3 bedroom type A measures 133.03 m² in total, with 119.43 m² internal and 13.60 m² of balcony, and includes a separate room for household help with its own bathroom. Three bedroom duplexes will have direct access to a green alley.

Interiors and finishes Apartments will be handed over with fully fitted kitchens and German premium appliances. The open kitchen will flow into the dining and living area. Floor to ceiling windows will bring daylight into the living rooms. Finishes are described as durable and environmentally friendly, and the developer may substitute materials of equal value, with only the contract binding. Eco-friendly technologies and energy-saving solutions form part of the building design.

Amenities in the building Residents will have a landscaped garden, a walking path, a swimming pool, a gym, a barbecue area, a children's play area and a pet zone. A pet washing spot is planned for after walks. The Promenade, the district's green corridor, will have a direct exit from the building, and residents will have access to the main district park of 50 000 m².

The wider district Town Square's greenery covers 260 000 m². The district will have 13 km of cycling routes and a 10 km running track, with sports grounds covering 8 000 m². Basketball courts, a football pitch, a tennis court, squash and padel will be available, along with a Splash Pad water play area, a skate park and a children's train. Kindergartens, medical clinics and pharmacies will form part of the district, alongside a laundry, a tailoring shop and salons. Cafes and restaurants will complement the shops.

Payment and ownership The payment plan is 20% on booking, 20% during construction and 60% on handover. Service charges are 150.69 AED per m² a year. Funds are held in escrow at First Abu Dhabi Bank P.J.S.C.
