Berkshire Residences

Berkshire Residences is a twelve-storey building under construction in Town Square, Dubai, developed by Nshama. The project will hold 160 apartments and is scheduled for handover in Q2 2027. Construction is 18% complete.

Apartments and Sizes

The home sizes range widely. One-bedroom apartments start at 61.87 m² and at 1,083,888 AED. Three-bedroom apartments run from 136.82 m² to 172.86 m² and start at 2,544,888 AED. By design, the three-bedroom type C will have 114.01 m² inside and a terrace of 89.20 m². The largest three-bedroom layout, type A, will measure 139.76 to 139.81 m² inside, with a balcony of 22.68 to 33.05 m², a separate walk-in closet, a storage room and a guest bathroom. Type B will have 126.42 m² inside and a 10.40 m² balcony, and three-bedroom duplexes will also be part of the house.

Interiors

Apartments will be finished with glazed porcelain tile flooring in the bedrooms and built-in wardrobes. Kitchens will have generous work surfaces and planned storage. Main bedrooms will each have their own bathroom. In the one-bedroom type A, the bedroom will measure 3.90 by 4.4 m, the living room 3.80 by 4.50 m and the kitchen with dining area 2.70 by 3.80 m.

Amenities Within the Building

Residents will have a swimming pool, a gym, a children's play area and a barbecue zone in the building. A clinic, a restaurant, a basketball court and a walking path are also planned for the project.

The Surroundings

The building stands at the entrance to the main park of Town Square, so the park will begin just beyond the doorstep. The district will have more than 250 retail outlets, plus pharmacies and kindergartens. Dubai Hills Mall and District 2020 will each be 20 minutes away. The facades will be clad in warm brick, with large windows looking onto the boulevard.

Price, Payment and Ownership

Prices start at 1,083,888 AED, at 13,307 AED per m². The payment plan is 20% on booking, 10% during construction and 70% on handover. Ownership is freehold, and buyers' funds go to an escrow account held at First Abu Dhabi Bank. The service charge is 161.46 AED per m² a year. The developer may change layouts, materials, dimensions and amenities without notice.
