Olbia

Olbia is a ten-storey residential building under construction in Town Square, Dubai, developed by Nshama. The project holds 156 units and is scheduled for handover in Q2 2028. Apartments are available for freehold ownership.

Apartments and Sizes The building includes one-bedroom and three-bedroom homes. One-bedroom apartments start at 71.9 m² and are priced from 1,169,888 AED. Three-bedroom units start at 158.32 m² and are priced from 2,403,888 AED. Three-bedroom duplexes are also part of the project. The apartments available for sale have a total area range of 54.54 to 130.14 m². In the one-bedroom type B, the internal area is 50.35 to 50.36 m² and the balcony measures 4.19 m². Type A with one bedroom has an internal area of 54.90 to 55.15 m² and a total area of 59.09 to 59.34 m², with the same balcony size. All presented unit types have a separate internal area and balcony figure.

Payment Plan and Service Charge The payment plan is structured as 20% on booking, 20% during construction and 60% on handover. The larger share of the price falls due at the point of handover. The service charge is 150.69 AED per m² per year.

Amenities in the Building Residents will have use of a swimming pool and a gym. A children's play area and a barbecue area are planned for outdoor leisure. A pet washing room is included for dog owners. A sports ground and a walking path add outdoor options within the building.

The Promenade and the District Olbia sits next to The Promenade, a pedestrian boulevard lined with cafes and boutiques. The district's main park covers 50 000 m², and the total green area of the district is 260 000 m². Running tracks extend for 10 km, and cycling routes give another way to spend time outdoors. Sports arenas occupy 8 000 m². Shops form part of the surroundings, and Dubai Hills Mall is nearby for larger purchases.

Interiors Built-in wardrobes are provided in the bedrooms. Main bedrooms have their own bathrooms. The open dining area is designed to receive natural light. The developer may replace materials with equivalent ones, and only the contract has force.

Getting Around Dubai By car, the drive to Dubai Hills Mall and District 2020 is 28 minutes, and the drive to Dubai Intl Airport is 29 minutes. Al Maktoum International Airport (DWC) is another airport option. Burj Al Arab, Dubai Mall, Global Village, Bluewaters Island with Ain Dubai, and Palm Jumeirah are among the city landmarks that can be reached for leisure outings.
