Evelyn on the Park is a residential building under construction in Town Square, Dubai, developed by Nshama. The project is scheduled for handover in Q1 2029 and will contain 299 apartments across 12 floors. Ownership is freehold.

Apartments and Sizes

The building will have 1, 2 and 3 bedroom apartments. One bedroom units start at 72.27 m², two bedroom units range from 83.51 m² to 89.86 m², and three bedroom units start at 136.85 m². Apartments will have open layouts and large windows facing the park, and balconies in all three bedroom types. Kitchens will come with cabinetry and appliances.

Prices and Payment Plan

Prices start from 1,125,888 AED, at 19,784 AED per m². One bedroom apartments start from 1,210,888 AED, two bedroom apartments from 1,667,888 AED, and three bedroom apartments from 2,751,888 AED. The payment plan is 10% on booking, 30% during construction and 60% on handover. An escrow account holds the project funds. The service charge is 161.46 AED per m² a year.

The Building and Its Surroundings

The residential block will take a corner position in the district, with access to landscaped outdoor areas and walking alleys. Architecture will feature clean lines and a calm colour palette, and panoramic windows will bring natural light into the homes. The new section of the district will develop around a green park, framed by residential buildings, a hotel and branded residences, with shops nearby. Town Square combines residential buildings and green spaces, and the area has schools and sports facilities. East Park adds to the community's green spaces. Main Park and the nearest four star hotel are a few minutes' walk away. Dubai Sports City and Arabian Ranches II are in the surroundings, as are Mudon, Remraam, Al Reem and Dubai Investments Park. Dubai Intl Airport is 28 minutes away, Dubai Mall 29 minutes.

Amenities

Residents will have a swimming pool, a barbecue area, a children's play area, a gym, a running track, a tennis court and a basketball court. A separate zone and a Pet Wash will serve residents with pets, and pets are allowed in the building. A restaurant and a clinic are among the project's amenities. West Park will have shaded paths and open lawns.

Interiors and Layouts

Interiors will be finished in a modern neutral style, leaving buyers free to choose furniture and colour accents. The remaining areas of the apartments will be handed over with base finishes. One bedroom apartments will come in Type A and Type B. Type B has 50.97 m² inside and a 5.67 m² balcony, with a total area of 56.91 to 57.21 m². Type A has 51.57 to 51.87 m² inside and a 5.34 m² balcony. Both layouts include wardrobe areas and a laundry room. Two bedroom apartments will come in Type A1, Type A2 and Type B. Type A1 has 78.50 m² inside and a 6.54 m² balcony, with a total area of 85.04 m². Type A2 has 78.08 to 78.16 m² inside and a balcony of 11.78 to 11.91 m², with a total area of 89.86 to 90.07 m². Besides apartments, the building will include two level residences. The developer may replace materials with equivalent ones; only the contract has force.
