Auresta

Auresta is a residential tower under construction in Jumeirah Village Circle (JVC), Dubai, developed by Tiger Properties. The building will have 62 floors and 1106 units, with handover planned for Q4 2028. Construction is 4% complete, and homes are freehold.

Apartments and duplexes

The project will include studios, one and two bedroom apartments, and three bedroom duplexes arranged over two levels. Studios will have a mini-kitchen and a bathroom. One bedroom units will add a living room, a kitchen and a guest bathroom. Two bedroom layouts will include dressing rooms. Homes will be handed over furnished, with built-in kitchen appliances included in the purchase.

Layout of the tower

The building will combine residential and commercial space. A retail area is planned at G level, offices will occupy floors 1 to 4, and homes will sit above the business part. Studios and one bedroom apartments will be placed on floors 6 to 15, 17 to 34 and 36 to 50. Two bedroom units will take floors 52 to 61. Parking will be spread over seven levels.

Interiors and finishes

Light tones will dominate the living interiors. Floors will use Crema marble, with Travertine in the kitchen and bathroom. The furniture palette will include beige marble and Calacatta, and bronze mixers will complement the sanitaryware. Walls and ceilings will be finished with a special paint, and relief decorative panels will feature in the finish. Acoustic comfort is planned for the interiors, and smart climate control will be installed in the apartments.

Amenities in the building

The infrastructure will include a gym, a swimming pool, a children's pool and a children's playground, plus sports courts. Running and cycling tracks will be laid out for outdoor exercise, and dedicated areas will be set aside for yoga and meditation. A sauna and steam rooms will complement the water area, and garden zones with barbecue areas will be provided. A rooftop terrace and an indoor lounge will also form part of the shared spaces.

Entry lobby and services

The lobby will have a waiting area. Glossy glass panels will be combined with dark wood veneer, large-format tiles will be used for surfaces, and the ceiling will have matte panels. Cylindrical LED lights, soft furniture, a designer carpet and floral compositions will complete the setting. Round-the-clock surveillance, security and concierge service will operate in the building, and the corridor width is set at 3.0 metres.

Payment and ownership

The price starts at 900,447 AED, at 20,969 AED per m². Service charge is 129.17 AED per m² a year. Payment plans allow for instalments continuing after handover.
