TETR1S Tower is a residential tower under construction in Jumeirah Village Circle (JVC), Dubai, built by Object One. The building is planned for handover in Q2 2027, with construction progress at 8%. Apartments are available from 897,824 AED.

The building and its apartments

TETR1S Tower will have 16 floors and 205 units, all in a single tower. The curved facade is made of connected sections, and the lower levels are planned to include RETAIL 1,2 spaces within the building itself. Studios range from 50.31 m² to 52.71 m², with prices starting at 897,824 AED. One bedroom apartments range from 69.93 m² to 98.63 m², with prices starting at 1,275,985 AED. Ownership is freehold, and the price per m² is 15,586 AED.

Payment plans and costs

Two payment plans will be available. One is 20% on booking, 20% during construction and 60% on handover; the other is 40% on booking, 20% during construction, 5% on handover and 35% after handover. The service charge is 161.46 AED per m² a year. Buyers should also account for the DLD government fee and registration fees alongside the apartment price when setting a budget.

Rooftop pools and outdoor leisure

The upper zone will combine the Sky Infinity Pool with the Sky Pool Deck, fitted with sun loungers. A separate Kids Pool will sit nearby, and the Sky Leisure Deck terrace will complete this part of the roof. An open infinity pool and a Pool Deck with sun loungers are planned at terrace level.

Sport, wellness and shared spaces

A Jogging Track will run among greenery, and the gym will be equipped with sports equipment, with an Outdoor Crossfit area outside. A separate space is planned for yoga and meditation, and the sauna and Steam Room will complement training. Separate male and female changing and shower rooms are planned. The Cinema will serve for family films or sports broadcasts with friends, the Clubhouse for socialising and games, and a Table Games Area for meeting neighbours over a game. Outdoors there will be an Outdoor Lounge and a BBQ Area, and for children an indoor playroom with interactive games plus an outdoor play area.

Lobby, concierge and parking

The spacious, light lobby will include a soft seating area, and concierge service will run 24/7 for residents and guests. A four-storey parking structure is planned, including spaces for residents with limited mobility, and bicycles will have a separate parking area.

The JVC location

JVC combines residential buildings with townhouses and villas, green spaces and walking paths. Shops, cafes and supermarkets are within walking distance, and the district has schools and kindergartens. Al Khail Road and Sheikh Mohammed Bin Zayed Road connect the district with other parts of Dubai, including Downtown Dubai and Dubai Marina. Arcadia School is 5 minutes away, JSS International School 12 minutes, GEMS Founders School 18 minutes, and Sunmarke School is also nearby. City Centre Meaisem is 11 minutes away, Dubai Hills Mall 17 minutes, Circle Mall and Mall of the Emirates 15 minutes each, and Dubai Miracle Garden 9 minutes. The Walk JBR is 20 minutes away and Palm Jumeirah 22 minutes.
