Nexara Tower

Nexara Tower is a residential tower under construction in District 11 of Jumeirah Village Circle (JVC), Dubai. 7th Key Development is building it, with handover planned for Q4 2027. Construction is 20% complete.

The building and its levels

The tower by design has a basement, four podium floors, 34 residential floors and a roof with shared areas, making 40 floors in total. It holds 188 units and is freehold. Apartments start from 900,000 AED, at 14,790 AED per m². Service charges are set at 172.22 AED per m² a year.

Apartments and duplexes

Homes range from 1 bedroom apartments of 60.85 m² from 900,000 AED, through 2 bedroom apartments of 104.7 m² from 1,600,000 AED, to 3 bedroom apartments of 174.57 m² from 2,800,000 AED. Duplexes with four and five bedrooms will also be part of the house, and the building will include commercial space and shops. Interiors are planned in calm tones, each layout has a living room and kitchen, and most apartments have a balcony. One layout replaces the balcony with an open terrace.

Shared spaces inside the house

By design the ground floor holds a large lobby with a reception desk and a coworking area with a lounge. A gym with modern equipment, a padel court with a lounge beside it, an outdoor yoga area and a children's play area are all part of the plan. A steam room and sauna will sit alongside the pool, and a barbecue area will be provided. Parking will be covered and will include electric vehicle charging.

Pools, children's areas and the roof

The adult pool is planned with regulated water temperature, and a separate children's pool will sit apart from it, with sun loungers around the water. Children will have three dedicated places: an indoor play area, the children's pool and an outdoor playground. On the roof, an open air cinema will be part of the shared areas.

Payment plans

Two payment plans are available. Under the first, 20% is due on booking, 30% during construction and 50% on handover. Under the second, 20% is due on booking, 30% during construction, 10% on handover and 40% after handover.

The district

JVC is surrounded by 33 district parks, with green courtyards and squares between the buildings. Circle Mall is two minutes away, Al Khail Road five minutes and Sheikh Mohammed bin Zayed Road fifteen. Dubai Marina and Dubai Hills Mall are each ten minutes away, Mall of the Emirates fifteen, Palm Jumeirah 17, and the Jumeirah beach and Downtown with Burj Khalifa twenty. Dubai International Airport (DXB) is 25 minutes away and Al Maktoum airport 30.
