Samana Manhattan 2

Samana Manhattan 2 is a 16-storey residential tower under construction in Jumeirah Village Circle (JVC), Dubai, built by Samana. Also known as SAMANA Manhattan Phase II, it is scheduled for handover in Q4 2026 and stands at 21% construction progress. The building holds 193 apartments, and units are sold as freehold.

Apartments and layouts

The homes range from studios to two-bedroom apartments, with areas starting from 391 sq ft. The smallest unit type is a studio from 48.7 m², priced from 898,941 AED, at 18,459 AED per m². Studios come in two versions, with and without a pool; both include a balcony, a sleeping area, a kitchen and a bathroom, and the difference is the pool by the balcony. A one-bedroom apartment has a living room with kitchen, a separate bedroom with wardrobe, a bathroom and a guest toilet. A two-bedroom apartment has a living and dining room, a kitchen, two bedrooms, two bathrooms and a separate guest toilet.

Private pools by the balconies

Some apartments in Samana Manhattan 2 will be sold with their own pool, set next to the balcony rather than in the courtyard. Private pools are planned for studios with a pool, one-bedroom apartments and two-bedroom apartments. On the plans, the water adjoins the balcony, so the pool sits a step away once you step outside.

The shared pool deck

Beyond the water in the apartments, the building will have a large promenade deck with pools for all residents. The deck holds a main pool, a separate children's pool and a water feature. Greenery and open-air lounge space surround them.

Sport, sauna and family amenities

The health club will combine an indoor gym with outdoor exercise equipment. On the roof, a running park and a basketball court are planned. After training, residents will have a sauna and a steam room. For children there will be a playground, the children's pool and a splash pad with fountains for the youngest. An open-air cinema and a barbecue area are also planned for time at home.

Location and ownership

JVC lies along Sheikh Zayed Road. Little Wonders Nursery, JSS International School and Circle Mall are 3 to 5 minutes away, and Dubai Miracle Garden is at the same distance. Dubai Sports City and Motor City are 5 to 10 minutes from the building. Payment goes to the project escrow account at Dubai Islamic Bank, and the project is listed in the Dubai Land Department register under number 2802. The service charge is 161.46 AED per m² a year, and the payment plan is 20% on booking, 10% during construction and 70% on handover. Buyers pay the DLD registration fee on top of the apartment price.
