Cascada 2 at WAADA

Cascada 2 at WAADA is a 16-floor residential building under construction in Dubai South, developed by BT Properties. It is one of two towers in the Cascada cluster, and handover is planned for Q1 2029. Apartments are freehold, with 2 and 3 bedroom layouts priced from 1,503,000 AED and 2,108,000 AED respectively.

Apartments and Layouts

The building holds 249 apartments. Two-bedroom units range from 101.54 m² to 118.3 m² and start at 1,503,000 AED; three-bedroom units range from 141.69 m² to 191.23 m² and start at 2,108,000 AED. Some two and three-bedroom layouts include a maid's room. At the podium level there are shops, and the building has its own lobby and fitness centre.

A Terraced Facade

By design, each floor is slightly smaller than the one below, so the tower rises in steps from level 1 to level 16 and reads as a pyramid from a distance. The setbacks let shadows move across the facade through the day, and the apartments are planned to be spacious and light. Each apartment is positioned to receive a good view and as much privacy as possible. The cluster looks out toward the Eiffel Tower, one of the landmarks of Waada.

Podium Courtyard and Pools

The podium terrace is planned around water: a large adult pool and a children's pool, an outdoor lounge, a lawn with gazebos and winding paths among greenery. Across the two Cascada podiums the adult pools measure 25 by 9.4 m and 27 by 7 m, and the children's pools 6.8 by 5 m and 8.4 by 7 m. Children's play areas of 79 m² and 114 m² are planned, with lawns of 126 and 70 m². A dancing fountain will sit in the cluster's inner courtyard, a shared meeting place for residents of both towers.

Waada and Dubai South

Waada is planned as a district where daily needs sit within a 15-minute walk. A mosque, a school and a hospital are in the same cluster, and a linear park and sports court sit next to it. The district includes a five-star hotel with hotel apartments and a public cultural centre, and is planned for 40 000 residents. More than 150 000 m² of open green space and over 10 km of walking, running and cycling paths are planned across Waada. The cluster stands just past the main gates of Waada; Emirates Road is a 5-minute drive and Dubai Parks and Resorts 15 minutes, while Al Maktoum International Airport is 9 km away.

Payment Plan and Handover

The payment plan is 10% on booking, 50% during construction, 10% on handover and 30% after handover. The service charge is 161.46 AED per m² a year. Payments under the contract go to an escrow account held at Zand Bank. The building is under construction, and the apartments can be lived in or rented only after completion.
