Laya Courtyard

Laya Courtyard is a freehold residential project under construction in Dubai Studio City, developed by Laya Developers as the company's fourth project. Two five-storey buildings will stand around a shared green courtyard, with handover planned for Q1 2027. Construction is 51% complete.

Homes and Prices

The project will hold 446 apartments in studio and one bedroom formats. Studios range from 40.73 m² to 41.66 m² and start from 704,198 AED. One bedroom apartments range from 63.4 m² to 70.02 m² and start from 1,006,176 AED. The price per m² is 14,370 AED, and the service charge is 150.69 AED per m² a year.

The Courtyard

About two acres of greenery will sit at the centre of Dubai Studio City. Lawns, trees, paths, benches and wooden decks will fill the courtyard, which the buildings face with their balconies. A zen garden and an open-air yoga area are planned within it.

Leisure and Sport

Residents will have a swimming pool with sun loungers and a separate children's pool. A club with an indoor hall, a padel court, a gym, a sky deck and an open-air lounge will also be part of the courtyard. A children's playground will be provided outdoors.

Smart Living and Parking

Every apartment will have a smart home system. Each unit will have its own parking space, and charging points for electric cars will be available.

Payment Plan and Ownership

The payment plan is 20% on booking, 20% across four instalments during construction, and 60% on handover. Ownership is freehold. Pets are permitted.
