Arisha Terraces

Arisha Terraces is a new residential project under construction in Dubai Studio City, developed by QUBE Development. Handover is planned for Q4 2027, and construction is 34% complete. The project will hold 421 freehold units across 8 floors.

Homes and layouts

The project includes studios from 41.71 m² to 53.98 m², 1 bedroom apartments from 66.33 m² to 132.02 m², and 2 bedrooms from 98.01 m² to 135.36 m². Prices start at 814,060 AED for a studio, 1,161,500 AED for a 1 bedroom, and 1,642,300 AED for a 2 bedroom, at 15,001 AED per m². Every apartment will have a balcony or terrace, and windows will run from floor to ceiling. Each category will be shown in two plan variants, A and B, and a virtual tour will be available.

Four buildings around a courtyard

Four low rise buildings will stand around a central courtyard, partly closed off from the city. More than 64 000 sq ft is given over to amenities, close to a fifth of the project area. The design uses microcement, natural wood, plaster and travertine, chosen to hold up over time.

Shared spaces inside and out

A clubhouse will contain a cinema room, coworking space, library and shared kitchen, with barbecue stations and fire bowls outside. Sports facilities will include a pool, a fully equipped gym with an outdoor stretch area, a yoga studio, a padel court, a sauna and a steam room. Children will have their own pool, an indoor play area and an outdoor playground. A retail space is also planned on site.

Finishes and daily practicalities

Interiors will use chevron Warm Oak, Warm Oak veneer, Earthy Ceramic and white quartz. Kitchens will come with Bosch appliances: a hob with oven, microwave, dishwasher and refrigerator. A smart home system will be installed, and the developer may substitute materials for equivalent ones, with only the contract binding. Underground parking will include bicycle parking, and the buildings will run on solar panels, with hydroponic gardens on the roof and drinking water supplied from the tap in every apartment.

Payment and ownership

The service charge is 107.64 AED per m² a year. Several payment plans are available. Under the 20 80 scheme, 10% is due on booking, 10% during construction and 80% on handover. Under the 15 25 60 scheme, 15% is due on booking, 25% during construction and 60% on handover. A plan also exists with payment after handover in six instalments, the last in spring 2030. Payments go to an escrow account held at Commercial Bank of Dubai.
