Ice Beach

Ice Beach is a resort residential project by Major Developments in Nad Al Sili, Ras Al Khaimah. The single 14-storey building is under construction, with handover planned for Q2 2030. Residences are offered on a freehold basis, and prices start at 1,506,336 AED, at 22,800 AED per m².

The Building and Its Light Facade

The architecture is built around glass forms and lighting systems: by design, a light animation of digital ice will move across the glass facade. Transparent media panels in the Ice Cube concept will show three-dimensional digital ice animation. An LED wall-washer system will provide sliding illumination with an ice effect, and high-brightness laser-phosphor projection mapping will add large light images. The optical system supports colour uniformity to within 3 SDCM, and the lighting can be programmed from static glow to moving scenarios. The energy-efficient lighting equipment has a service life of more than 50 000 hours.

Residences and Layouts

Building 1 will contain 629 residences, and the project includes both single-level and duplex homes. In the Aurora line, the type A one-bedroom residence has a total area of 53 m², of which 16 m² is the balcony; type B has 51 m² in total with a 16 m² balcony, and type C has 52 m² with a 14 m² balcony. The Luxury line includes type D at 81 m² including an 18 m² balcony, type F at 78 m² with an 18 m² balcony, a larger type A at 94 m² with a 31 m² balcony, and type B at 81 m² with a 17 m² balcony. The project also includes Polar 2-bedroom residences and Antarctica 3-bedroom residences, with Luxury Mall View and Promenade View orientations.

Duplexes and the Sky Villa

The Aurora 1-bedroom duplex, type C, occupies 74 m² together with a 12 m² balcony. The Polar 2-bedroom duplex, type B, has a total area of 172 m², of which 73 m² is the balcony. The Antarctica 3-bedroom Sky Villa occupies 481 m², with 210 m² of internal area and 272 m² of balcony.

Wellness and Spa

The wellness collection brings together a cryotherapy chamber, a salt therapy room and the Elixir°0 Lounge. The Ice Banya Suite and Finnish Sauna form part of Wellness & Spa, and Water Sound Therapy Zones are dedicated to water and sound therapy. A Snow Room continues the ice theme inside the building.

Resort Spaces and the Private Beach

A private beach is part of the project, and a swimming pool adds a second option for time by the water. The Sky Ice Lounge, Ice Caviar Lounge and Aqua Vitae Lounge provide places to meet, and a restaurant is also part of the project. Inside, the Polar Atrium and interiors with glass accents continue the ice theme, with glass elements made to order alongside sculptural ice-like accents; the Arctic Art Gallery is part of The Ice Experience collection. The lobby is among the amenities, as are a children's playground, a recreation area and a spa.

Payment Plan and Ownership Costs

The payment plan is 20% on booking, 40% during construction, 10% on handover and 30% after handover, so part of the price can be paid after the keys are received, with the instalment schedule continuing at that stage. The service charge is 172.22 AED per m² a year.

Location

The Ice Beach Club beach club is a minute from the home. Al Hamra Mall and Al Hamra Golf Club are 5 minutes away, and the mall has shops, restaurants and a cinema. RAK Academy Al Hamra and RAK Medical Center Al Jazeera are in the surroundings, and the Royal Yacht Club and Jazira Aviation Club add to the choice of activities outside the complex.
