Joud Tower

Joud Tower is a residential tower under construction in Al Mamzar, Sharjah, developed by Albatha Real Estate. Handover is planned for Q4 2028, and construction is 5% complete. The building will hold 572 units across 48 floors, and all homes are freehold.

The homes

Joud Tower has no studios. The smallest homes are two-bedroom apartments, starting from 134 m² and from 1,325,000 AED. Three-bedroom homes range from 269.1 m² to 461 m², from 2,128,000 AED, and four-bedroom homes range from 296 m² to 395 m², from 2,920,000 AED. The price per m² is 5933 AED.

Layouts and features

Every apartment will come with a smart home system, built-in wardrobes and modern household appliances. Some three and four-bedroom apartments will have their own garden at podium level. Penthouses will have five bedrooms and a private pool. Joud Villa is a two-level four-bedroom home of 295.39 m² on average, and only one such unit is planned in the building.

Amenities in the building

The tower will have a gym, sauna and steam room in two blocks, one for men and one for women. A main pool and a children's pool are planned, along with a padel court, a running track, a children's play area and a kindergarten. A cafe, a prayer room, a multifunctional hall and a retail space of more than 20 000 sq ft will sit in the building. Pets are allowed. A concierge will work around the clock, and a building maintenance team will be based on site.

Gardens and outdoor space

Apartments with three and four bedrooms at podium level will each have a private garden. Penthouses will have their own pool by design.

Ownership, service charge and payment

Service charge is 96.88 AED per m² a year. Payments go to an escrow account at Sharjah Islamic Bank. The main plan is 40/60: 40% on booking and during construction, 60% on handover. Two further plans are listed: 10% on booking, a larger share during construction and a small balance at handover, and 10% on booking, 1% per month and 52% after handover.
