NESBA 2 is a residential project by ARADA in Muwaileh Commercial, Sharjah. The building is under construction and handover is scheduled for Q4 2027. It will have 215 apartments across 9 floors, and homes are sold freehold.

Apartments and sizes The project is planned with 1, 2 and 3 bedroom apartments. One bedroom units start at 79.62 m² and 1,195,000 AED, while 2 bedroom units start at 132.11 m² and 1,925,000 AED. The 1 bedroom layouts include series A, B and C, which differ in room sizes and outdoor space. In series C the living and dining area measures 5.4 by 4.0 metres, the bedroom 4.2 by 4.7 metres and the kitchen 4.1 by 2.6 metres. The 2 bedroom layouts include series A, B, C, D and E; in 2BD-D1 the living room is 4.3 by 5.1 metres and the balcony runs 11.9 metres. The 3 bedroom types 3BD-A1 and 3BD-A2 have a living and dining area of 8.1 by 4.7 metres and a main bedroom of 6.0 by 4.1 metres.

Price and payment Prices start at 1,195,000 AED, at 15,093 AED per m². The payment plan is split into 9% on booking, 25% during construction and 70% on handover. The service charge is 86.11 AED per m² a year.

Sports and the boulevard A full size football pitch and several 5 a side pitches are planned next to the building. The main outdoor sports complex of the district will sit in a green park beside the block, with courts for padel tennis and badminton, plus basketball and volleyball. A swimming pool with changing rooms is planned on the first floor, and it and the gym will be for residents only. The building will have a direct exit onto East Boulevard, a tree lined street with shops and places to eat.

School and daily routes SABIS International School is 2 minutes on foot. The Naseej cultural district is 5 minutes on foot, the family entertainment complex Madar is 5 minutes on foot and the Arada CBD business park is 10 minutes on foot. City Centre Al Zahia is 2 minutes by car. Sharjah International Airport is 5 minutes by car and Dubai International Airport is 20 minutes by car. Road links nearby include Airport Road, Al Maliha Road, Sheikh Mohammed Bin Zayed Road and Emirates Road.

Interiors and smart features Smart home functions are included as standard in all residences. Each apartment will have a kitchen hob, extractor hood and a washer dryer from a European manufacturer. Some 2 bedroom B type layouts include a separate laundry room of 1.5 by 0.8 metres, and the E1 type has one of 1.4 by 0.8 metres. The developer may replace materials with equivalent ones, and only the contract has force.
