Bayside Marina Residences

Bayside Marina Residences is a freehold residential project by Sobha on Sobha Siniya Island in Umm Al Quwain. The development is under construction and handover is scheduled for Q1 2029. It will contain 442 apartments across towers of one to nine floors, built at the water's edge in the Marina Residences district.

The island and its setting

Sobha Siniya Island is connected to the mainland by a 1.7 km bridge. A seawater canal runs through the Marina Residences district and out to the open sea, and Bayside will stand on its bank. Flamingos fly over the water, and their calls will reach the apartments in the mornings. Gazelles, oryx and rare turtles live on the island.

Towers and layout

Tower B will rise nine floors, Tower A and Tower C seven, and Tower D one. The ground floor is planned for retail space, with apartments above. One side of the buildings will face the marina, another the park, and the end walls the island's green areas. From the third floor, some apartments will add a sea view to the park outlook. Apartments facing inward will look onto the pool and the recreation area between the buildings.

Apartment sizes and prices

One bedroom apartments start at 57.24 m² and 1,508,928 AED, and two bedrooms at 63.7 m² and 1,682,243 AED. Three bedrooms range from 200.13 m² to 200.52 m² and start at 5,388,952 AED. The price per m² is 25,833 AED. Plans state areas in square feet and include the balcony, terrace or courtyard, so the living space is smaller than the total figure. Some three bedroom apartments will have a maid's room and a guest bathroom, and the largest three bedroom units are two level layouts.

Marina, promenade and golf

A yacht club will sit at the centre of the district, with berths for owners' yachts. A promenade along the water will have cafes and restaurants with tables facing the marina, and Marina Residences Mall with shops and dining will stand on the same promenade, alongside a hotel. An 18 hole golf course will look out over the water. The island plan also includes resorts, one of them under the Anantara brand, and a helipad.

Amenities and ownership

Residents will have a swimming pool, a gym, a clubhouse, a landscaped garden and a children's playground. Service charges are 172.22 AED per m² a year. Ownership is freehold, and buyer funds go to an escrow account at National Bank of Umm Al Quwain. Payment is 20% on booking, 40% during construction and 44% on handover. Every apartment in Tower C will be sold fully furnished, and after handover an owner can place it with Stay by Latinem, which will provide linen and towels, cleaning, repairs, registration with the authorities and a dedicated manager.
