Pierside Marina Residences is a new residential project by Sobha in Umm Al Quwain, currently under construction with handover planned for Q1 2029. It will contain 495 freehold apartments across 9 floors, with prices starting from 1,447,438 AED.

Four Buildings at the Yacht Harbour

Four buildings will stand at the yacht harbour, each with its own letter, so both the house number and the position of a lot within it matter when choosing an apartment. The ground floor will include double height spaces and units for retail. The buildings will have a lobby, lifts and parking. Lot numbers begin with the letter of the building, and the full apartment number identifies a specific unit rather than a similar layout in another building.

Apartments and Sizes

One bedroom apartments range from 50.72 m² to 58.4 m² and start from 1,447,438 AED. Two bedroom apartments range from 63.6 m² to 103.6 m² and start from 1,696,745 AED. The Type A one bedroom has a total area of 513,22-514,30 sq ft: 464,89-465,97 sq ft internal and a balcony of 48,11-48,44 sq ft. Its kitchen and dining area measures 3050 by 2800 mm, the living room 3100 by 3600 mm, the bedroom 3200 by 3000 mm, the bathroom 1600 by 2600 mm, the guest toilet 1450 by 1600 mm and the balcony 3300 by 1150 mm. The two bedroom Type L in apartment D-112 has a total area of 1115,14 sq ft, 845,72 sq ft internal and 269,42 sq ft open, with a terrace of 10,150 by 2400 mm and a view of the harbour. Its bedrooms measure 3100 by 3000 mm and 3050 by 3000 mm, and the layout includes storage zones, a kitchen and a dining area.

Orientation of Individual Lots

Among the one bedroom apartments, B-212 and B-220 will look onto the park, B-309 onto the sea and the amenities area, and B-411 onto the sea, the park and the amenities area. The direction of the windows depends on the specific lot.

Shared Spaces and Amenities

The amenities include a children's play area, a walking path, a swimming pool, a gym, a lobby, a clubhouse and landscaped gardens. Double height spaces and retail units are planned for the ground floor. The fitness centre will face the harbour. The promenade will have cafes and restaurants with water views, and evening music and nightlife are planned along the waterfront. Infinity pools are designed on special podiums, with outdoor lounge areas for rest and socialising near the other facilities. There will be open play areas for small children, paths among flower beds, landscaped gardens and parks.

Ownership, Payment and Handover

Apartments are sold as freehold. The payment plan is 20% on booking, 40% during construction and 44% on handover. Service charges are 172.22 AED per m² a year. Every apartment in Tower C will be fully furnished. Property management under Stay by Latinem will be available after the keys are handed over.
