Aquamarine Beach Residences

Aquamarine Beach Residences is a freehold project under construction by Sobha in the emirate of Umm Al Quwain, on Sobha Siniya Island. The development will have 566 apartments across four buildings: A, B, C and D. Handover is scheduled for Q2 2028.

The setting: a lagoon beach and an island bridge

The residences will stand on the first line by the lagoon, on an island connected to the city by a 1.7 km bridge. A lagoon beach with sea water will be reached directly from the buildings, and the island also has a natural beach where diving, snorking and kitesurfing take place. The island has white sand beaches and mangrove thickets, and gazelles, oryxes, flamingos and rare turtles live there. The trip to Marjan Island will take 10 minutes, to Sharjah 30 minutes and to Dubai 50 minutes.

Apartments and layouts

The project will hold apartments with 1, 2 and 3 bedrooms, from 47.5 to 202.6 m². The 2 bedroom units in the catalogue run from 91.96 m² to 95.57 m² and start at 2,327,135 AED. The largest layout, with three bedrooms, will have a terrace of 16.6 by 5.25 metres. Two level apartments will have a courtyard and a balcony, with a study and a storage room inside, and all of them will be in building D. Building B will be the tallest in the complex.

Building C: furnished apartments and rental management

Every apartment in building C will be fully furnished. The Stay by Latinem service will manage an apartment after handover and report to the owner every month, with a personal account and app, a personal manager, daily price review, guest checks, tourist fee payment, cleaning and maintenance.

What residents will share

The courtyards will have swimming pools, including an infinity pool. A fitness centre, children's playgrounds, landscaped parks and an open air cinema will be part of the amenities, along with a community centre. A landscaped garden and a club house are planned for the project.

Island amenities and ownership

An 18 hole golf course will lie next to the buildings, and some apartments will look onto the lagoon and the course. The island plan includes a marina with a promenade, cafes, restaurants and nightlife, a yacht club, a retail boulevard, a shopping centre and a helipad. Ownership is freehold, and buyer funds go to an escrow account at National Bank of Umm Al Quwain. The service charge is 172.22 AED per m² a year. Prices start at 1,531,886 AED, at 24,768 AED per m². Payment is 20% on booking, 40% during construction and 44% on handover.
