Sobha One

Sobha One is a new-build freehold project by Sobha in Ras Al Khor Ind. First, Dubai. The development is under construction, with handover planned for Q4 2026. Construction has reached 86%.

Apartments and layouts

The towers will contain 3459 units across 1 to 4 bedrooms, including duplexes. One-bedroom apartments start at 1,400,000 AED; two-bedroom homes start at 2,594,000 AED. A one-bedroom Type A layout in Tower A, apartment A804, has a living and dining area of 3750 × 5250 mm, a bedroom of 3550 × 3450 mm, a separate kitchen, a utility room of 1600 × 1200 mm and a balcony of 3450 × 1250 mm. A Type B two-bedroom duplex of 1887.67 sq ft includes a storage room, a maid's room and a balcony of 182.34 sq ft; C1013 in Tower C is one such home. A Type B four-bedroom duplex of 2412.51 sq ft has a maid's room, a guest bathroom and a balcony. The Type B one-and-a-half-bedroom layout provides a study and a balcony, with a total area of 664.17 to 665.53 sq ft; B814 in Tower B is an example.

Towers and shared spaces

Five linked towers from 30 to 65 floors are marked A to E, with a podium and mezzanine at the lower levels and a lobby in every building. Each tower will have a panoramic Sky Garden terrace. Four themed green courtyards connect the towers: Relax, Remember, Recharge and Refresh. Relax will have gardens and yoga areas; Remember will include outdoor dining and water features for children; Recharge will combine indoor and outdoor training with exercise bikes and treadmills, circle-training zones and ropes; Refresh will centre on a swimming pool. A clubhouse patio will look onto the greens.

Pitch and Putt and the esplanade

An 18-hole Pitch and Putt course will be part of the district. A restaurant esplanade will run for almost half a kilometre, and walking paths will follow the water. A clinic, nurseries, shops and a mosque are also planned within the development.

Ownership, payments and service charge

Apartments are sold as freehold. An escrow account is open for construction. The payment plan is 20% on booking, 40% during construction and 40% on handover. The service charge is 172.22 AED per m² a year. Prices start from 1,400,000 AED, at 21,837 AED per m².

Location and getting around

Sobha One sits on Ras Al Khor Road, with two new interchanges planned for west and east access. A new metro line is planned beyond the district and is a future route. A trip to Business Bay or Dubai International Airport takes 12 minutes; The Dubai Mall, Dubai Frame and Dubai Opera are each 15 minutes away; Palm Jumeirah is 25 minutes away. Views to the north open onto the Creek, Creek Tower lies to the northeast, and Downtown and Burj Khalifa are visible to the west; the view for a specific lot should be matched to its position in the tower.

Services in the building

Concierge service is part of the complex. Pets are allowed. A children's playground is included in the landscaping.
