Linar

Linar is a freehold residential project by Alef Group in the Al Mamzar district of Sharjah. It is under construction, with handover planned for Q4 2030. Apartments start at 945,000 AED.

Towers and Residences

Six towers are planned at the eastern edge of Al Mamzar beach, with a 360 degree view of the bay and the Sharjah panorama from each residence. Tower A plans show floors up to 50, with floors 17 and 36 designated as service floors. The project holds 500 residences: 212 one bedroom apartments, 236 two bedroom apartments, 48 three bedroom apartments and 4 penthouses with four bedrooms.

Layouts and Sizes

Residence sizes run from 74.91 to 319.01 m². One bedroom apartments come in three layouts: 1B.C with a net area of 74.91 m² (gross 98.28 m²), 1B.A at 76.91 m² (gross 100.90 m²) and 1B.B at 84.29 m² (gross 110.59 m²). The 2B.A layout gives 115.02 m² net (gross 150.90 m²), and type 2B.B covers 116.81 m² (gross 153.25 m²). Three bedroom apartments measure 179.35 m², and the four bedroom penthouses measure 319.01 m². Tower A plans show private gardens at the balconies, along with a full sea view, a view of the central square or the main street, and a service road with a partial sea view.

Price and Payment

Prices start at 945,000 AED for a one bedroom apartment, at 1,450,000 AED for a two bedroom apartment and at 2,450,000 AED for a three bedroom apartment. The price per m² is 12,608 AED. The payment plan is 14% on booking, 20% during construction and 70% on handover. The service charge is 107.64 AED per m² a year.

Architecture and Lower Floor

The silhouette of the six towers will be built on smooth lines resembling a sea wave. Each building will have horizontal bands, recessed glazing and light cladding. The project will incorporate solar energy, recycled materials and solutions with a reduced carbon footprint. At the lower floor, a central public square, gardens and everyday services are planned. Interactive water features, an amphitheatre, pocket gardens, lawns with walking paths, evening lighting and a calm sound design will surround the square. Coworking spaces, public libraries, shared lounges and parcel collection points are planned for work and meetings. Restaurants, outdoor cafes, specialty coffee shops and retail units will also be provided. The first floor will hold a padel court, a basketball court with one hoop, areas for active games and training, a separate play area for children aged 4 to 6, and electric vehicle charging.

Pools, Spa and Sport

The sixth floor will hold areas for swimming, training and family leisure. The water zone will include a quiet lap pool, a family pool and a children's pool, with poolside cafes, dining areas and a majlis lounge nearby. Separate men's and women's gyms and yoga areas are planned, along with meditation zones, a wellness centre with spa and running tracks. A youth centre, teen lounges and open play areas are also planned for the sixth floor.

Access and Location

The project sits at the eastern edge of Al Mamzar beach. It is listed as five minutes to the Al Qiyadah metro station and seven minutes to the Stadium station. Dubai International Airport is given as 9 to 15 minutes away. Al Ittihad Road (E11) is four minutes away. Several entry and exit points are planned to connect the site with the roads of Sharjah and other emirates.
