Amra Phase 2

Amra Phase 2 is a freehold residential project by Citi Developers in Al Raudah, on Sheik Ahmed Bin Rashid Al Moalla Rd in the Blue Carbon Zone of Umm Al Quwain. It is part of the Amra Residences coastal wellness resort and is under construction, with handover planned for Q4 2029. Apartments start from 781,000 AED, at 15,268 AED per m².

The homes and the towers

The project holds 444 units across 14 floors. Studios are available from 40.85 m², and average apartment sizes across the project will run from 500 to 2 937 sq ft. Every apartment and every infrastructure zone is planned to have a sea view. The wider resort covers 2 931 953 sq ft and will include five coastal towers.

Ownership and payment

Ownership is freehold. The service charge is 236.81 AED per m² a year. The payment plan starts with 20% on booking, followed by 47% during construction, 7% on handover and 30% after handover.

Wellness and spa space

The wellness and lifestyle infrastructure is planned at 688 000 sq ft, and more than 140 facilities are planned in its dedicated zones. These will include oxygen and salt rooms, cryo chambers, hydrotherapy, sleep capsules and a panoramic gym with a sea view. The New Moon wellness and longevity space will occupy the mezzanine of buildings A and D across more than forty one thousand sq ft, with a biohacking and recovery centre of 22 604 sq ft in building D and 18 817.49 sq ft of hydrotherapy and care in building A. Separate men's and women's spa areas will each have a hot jacuzzi, cold plunge, sauna, steam room, sensory shower and Vitality bar.

Sport and the Crescent Garden

Sports facilities are split between the Celestial Cycle mezzanine and the Solar Flare roof. Building B will hold 12 952 sq ft with a panoramic sea-view gym, squash court and boxing ring, and building E adds 15 070 sq ft for parkour, dance and trampoline studios. The Solar Flare roof is planned at 50 000 sq ft with two padel courts, two pickleball courts, two futsal pitches, two badminton courts and a mini golf area. The whole seventh floor is given to Crescent Garden, 114 068 sq ft with a running track, zen garden, reading pergolas and viewing platforms.

Amenities and services

The First Light entrance zone will have a main lobby with sculptures, water features and cascading pools, and the ground floor is planned at 148 424 sq ft of amenities, with a further 142 625 sq ft outdoors. Isabella Cucina Italiana, Hunter & Barrel and All Day Dining are planned for the ground floor, alongside an organic supermarket, a pharmacy and an art gallery. A private marina and a yacht limousine service are also planned. Residences will be furnished with hotel-style service, including Citi Buddy helper robots, housekeeping, maintenance, in-room dining and concierge, and short-term rental management through the AMRA BNB service via the Citi Developers app.
