AYA Beachfront Residences

AYA Beachfront Residences is an eight-floor residential project under construction in Umm Al Quwain, built by Deyaar. It is planned for handover in Q4 2027, and construction is 2% complete. The building will stand on its own beach on the shore of Al Khor, in the new Al Khor Waterfront district.

Apartments and sizes

The project will hold 430 residences in total, in layouts from studios to four bedrooms. Studios will start at 34.12 m² and 697,217 AED, 1 bedroom apartments at 58.73 m² and 1,084,965 AED, 2 bedrooms at 93.15 m² and 1,741,285 AED, 3 bedrooms at 129.97 m² and 2,367,570 AED, and 4 bedrooms at 429.99 m² and 708.67 m², from 7,658,853 AED. The price per m² is 12,924 AED. Apartments with one, two and three bedrooms form the Signature & Premium Residences; Beach Homes will sit at the water's edge, and the Sky Collection will crown the building. The 3 and 4 bedroom duplexes will have their own beach access, a garden on the terrace and a private pool. Penthouses and Sky Villas complete the range at the top.

The building and its design

Terraces will wrap the floors in wavy bands, and each facade is designed to change through the day as the sun moves from dawn to dusk. Daylight was modelled on a computer so that each room receives the amount it needs without losing comfort or energy efficiency. Windows will run from floor to ceiling, every residence will have a terrace, and the lift will open into a private lobby. Acoustic panels, double glazing and insulated walls are part of the build, and ventilation with energy recovery follows ASHRAE standards. The entrance will have a wide canopy leading into a two-storey lobby, with gardens around it. By design, the building is planned around views, privacy and short routes inside.

Pools, beach and wellness

An adult pool is planned with an infinity edge and a jacuzzi, and a family pool with a splash zone is set aside for children. Cabanas will be placed around the pools, with a beach cafe nearby, an open-air cinema and a yoga area. The private beach belongs to the house. On the roof, the Sunrise & Sunset pool will have a panoramic view, a large sunbathing terrace, a jacuzzi and plunge pools. The wellness club will include a spa, steam room and sauna, a gym and a separate yoga studio.

The club on the first floor

A residents' club will occupy the ground floor, with indoor halls flowing into terraces and the garden. It begins with a residents' lounge, and includes a business centre with coworking, a separate dining room and a cinema. Adults have a sports lounge and a cigar room, with fitness centres nearby; children get a family lounge, an indoor kids' pool and play areas inside and outside. A cafe, a tea house with indoor and outdoor tables, and a healthy food store will also operate in the building, alongside boutiques for flowers and chocolate and a beauty salon.

Ownership and payment

Ownership will be freehold. Buyers' funds go to an escrow account in National Bank of Umm Al Qaiwain. The service charge is 129.17 AED per m² a year. There are two payment plans: in the first, 5% is paid on booking, 25% during construction and 74% on handover; in the second, 5% on booking, 25% during construction, 44% on handover and 30% after handover. A concierge will work around the clock, the building will be guarded, and a secured service will receive parcels. Residents will have parking spaces.
