About the project
Amra is a coastal resort of three 14-floor towers on the shore of a 90 sq km lagoon in Al Raudah, Umm Al Quwain, on Sheik Ahmed Bin Rashid Al Moalla Rd. Citi Developers is building it, and keys are scheduled for Q4 2028. All 820 apartments are for freehold sale.
Residences and layout The project holds 820 serviced residences in three towers of 14 floors each, with a total built-up area of 1 656 280 sq ft. Units on offer are 2-bedroom apartments from 104.05 m² to 113.62 m², priced from 1,889,945 AED, at 17,398 AED per m². Residences run from 500 to 2937 sq ft and are sold fully furnished, with housekeeping, concierge, in-room dining and an app for letting. Every apartment and shared hall will face the sea and the lagoon.
Wellness and sport By design, 470 000 sq ft and more than a hundred shared spaces are given over to spa, sport and leisure. The mezzanine level will hold the New Moon hydrothermal spa of 18 817.49 sq ft and a sport zone of 12 952 sq ft. New Moon is planned in three parts: a full-service beauty salon, lounge and phyto bar at entry; treatment rooms with cryo chambers, a hyperbaric chamber, a salt room and heated marble loungers; and a hydrothermal section with an indoor wellness pool, a hydrotherapy pool and separate men's and women's spas with hot jacuzzis, ice plunges and saunas. The Celestial Cycle sport zone will have a panoramic gym facing the beach and sea, a squash court, a boxing ring, pilates and HIIT studios, and yoga and meditation rooms.
Dining, lobby and courtyard Common indoor areas on the ground floor will take 83 567 sq ft, with a further 137 584 sq ft of open waterside grounds. A double-height lobby with sculptures, cascading pools and water features is planned, alongside an art gallery, an organic supermarket and a pharmacy. The Gathering will hold three venues: All-Day Dining of 12 792 sq ft with a barista counter, bakery, open kitchen and buffet islands; Isabella Cucina Italiana with an open kitchen and fresh pasta; and Hunter & Barrel with open-fire dishes. A park of more than 50 000 sq ft on the lagoon shore will include an infinity pool for adults, a children's pool with shaded edges, barbecue areas and playgrounds.
Getting around Three travel modes are planned: by road on Emirates Road, by water and by air. The Emirates Road reconstruction will widen the corridor from Dubai to Umm Al Quwain by 2027. A private marina with yacht berths and a Yachts Limo Service for water trips will serve the resort, and a helipad and air taxi pad on the roof will connect to Dubai International Airport in 15 minutes by air taxi. By car, Al Marjan Island is 15 minutes away and the airport 40 minutes by highway.
Payment plan The 70/30 plan spreads payment: 20% on booking, 47% during construction, 7% on handover and 30% after handover, with three years of payments following the keys. Service charges are 247.57 AED per m² a year.
Design team and surroundings Seven studios worked on the design: 1508 London, ARGENT, TRUSH Design, Design Nomad, HSI Design Group, THX and landscape studio Tangent Landscaping. The architecture uses light stone, travertine and warm wood. The site sits on the 90 sq km lagoon with direct access to the Al Khor mangroves, in an area recognised as a blue carbon zone.
