Florine Beach Residences is a new-build Sobha project under construction on Sobha Siniya Island in Umm Al Quwain, with handover planned for Q3 2028. The development will have 374 units across 9 floors in towers A, B, C and D. Homes are sold freehold, with prices starting from 1,934,807 AED.

Apartments and layouts

The catalogue lists 2 bedroom units from 72.08 m² to 92.03 m², priced from 1,934,807 AED, and 3 bedroom units from 190.79 m² to 191 m², priced from 4,982,442 AED. Plans include duplexes with a study, and layouts with balconies and private courtyards. Tower D homes will be handed over fully furnished and ready to move in from key collection. Floor plates start at Ground Floor and Upper Ground Floor, with residential levels above and double-height spaces on the third floor.

Ownership and payment

Ownership on the island is registered as freehold. The payment plan is 20% on booking, 40% during construction and 44% on handover. The service charge is 172.22 AED per m² a year, and the price per m² is 25,295 AED. The project has an escrow account.

Beach, lagoon and sport

Residents will have a natural sea beach and access to a lagoon shore with sea water. The beach sand is white, and kitesurfing, scuba diving, snorkelling and paddleboarding will be available. The island and connections

Sobha Siniya Island is surrounded by gulf waters and linked to the mainland by a 1.7 km bridge. Sharjah is 30 minutes away by car and Dubai 50 minutes. Landmarks nearby include Umm Al Quwain Fort, Ed-Dur and China Mall UAQ; the restored fort houses a heritage museum, and the archaeological site preserves tombs and a pre-Islamic temple. The island has mangrove stands and is home to gazelles, oryx, flamingos and rare turtles. A marina with a promenade, cafes and restaurants, a retail boulevard and a shopping centre are planned, and a helipad is provided in the island community.
