Starline Beach Residences

Starline Beach Residences is a new residential project by Sobha on Siniya Island in Umm Al Quwain. Construction is under way, with handover planned for Q2 2029. The development will have 373 apartments across 9 floors in four buildings by the beach and lagoon.

Apartments and layouts

The project will include 1, 2 and 3 bedroom apartments as well as duplexes. The 1 bedroom Type A has a total area of 511.39 to 513.01 sq ft, with a Suite Range of 462.20 to 463.92 sq ft and a balcony of 48.65 to 49.30 sq ft. The 2 bedroom duplex Type K has a total area of 1486.39 to 1486.82 sq ft, including a study and a storage room. The 3 bedroom duplex Type E has a total area of 2053.97 sq ft, with a study and a staff room.

Prices and payment

Prices start from 1,672,044 AED for a 1 bedroom apartment, from 1,959,053 AED for a 2 bedroom apartment, and from 5,255,802 AED for a 3 bedroom apartment. The price per square metre is 26,910 AED. Payment is planned in stages: 20% on booking, 40% during construction and 44% on handover. Ownership will be freehold, and the service charge is 172.22 AED per m² a year.

Beach and island setting

Residents will have direct access from the residences to the lagoon beach and the sea. The island has mangrove stands and a white sandy shore, and gazelles and oryx live there. Flamingos and rare turtles are found in the island's natural environment. A 1.7 kilometre road bridge will link the island to the mainland, and the drive to Dubai takes 50 minutes by car.

Amenities

The complex will have an infinity pool, a gym and a yoga studio. Landscaped gardens and parks are planned for walks, and a community centre will be provided for gatherings and celebrations. A clubhouse and children's play areas form part of the residential territory. An open air cinema is planned for evening entertainment.

Ownership services

Owners can hand day to day short term rental work to the management service. Preparation of an apartment includes professional photography and listing on several booking platforms. The service will also handle DTCM registration and payment of the tourism tax.
