Coraline Beach Residences

Coraline Beach Residences is a new residential project by Sobha in Umm Al Quwain, built on Sobha Siniya Island. The development is under construction, with handover planned for Q1 2028 and construction progress at 9%. The project will comprise 566 apartments across towers A, B, C and D, with buildings up to 9 floors.

Homes and layouts The project will include one, two and three bedroom apartments. A two bedroom home starts at 95.72 m² and from 2,395,494 AED. The two bedroom layouts include Type H with a total area of 987.80 to 992.54 sq ft, Grande Type I at 1030.32 to 1036.67 sq ft, Grande Type J at 1068.53 to 1069.93 sq ft and Grande Type K at 1347.10 to 1367.88 sq ft. Type A one bedroom homes include a guest bathroom and a balcony, with internal areas of 465.86 to 468.45 sq ft and total sellable area of 513.22 to 515.81 sq ft. Type B one bedroom homes have a courtyard of 144.88 to 147.04 sq ft in place of a balcony, a total area of 649.60 to 650.79 sq ft and a utility room, and include units A-201, B-201 and C-201.

Tower C and furnished apartments All apartments in Tower C will be fully furnished. The two bedroom Type E, option 1, has a total area of 876.18 to 876.40 sq ft and includes a balcony of 58.77 to 58.88 sq ft, a walk-in closet and a utility room. Units of this type include C-216 and C-316. The two bedroom Type F, option 1, has a total area of 872.95 to 873.06 sq ft and a balcony of 59.52 sq ft, and appears in units C-317 and C-417.

The island and the water The four towers will stand along the shoreline of an island with a golf course, and the project will have a private beach. A bridge of 1.7 km will connect the island to the city. A trip to the neighbouring Marjan Island will take 10 minutes, and Sharjah will be 30 minutes away. A heliport is planned on the island. Natural beaches with soft white sand sit alongside mangrove forests, and gazelles, oryxes, flamingos and rare turtles live on the island. Residents will have direct access to the lagoon beach. Kitesurfing and paddleboarding will be available, along with diving and snorkelling.

Amenities and ownership An 18-hole golf course is planned on the island, along with a yacht club. Cafes and restaurants will line the promenade, and a retail boulevard will have open cafe terraces along the sidewalks. A shopping centre with shops and dining venues is also planned, as are parks and gardens. Residents will have an infinity pool, a fitness centre, a community centre and an outdoor cinema, and landscaped parks will form part of the residences' amenities. The service charge is 172.22 AED per m² a year. The payment plan is 20% on booking, 40% during construction and 44% on handover. Ownership is freehold.
